clean, newly renovated, and it didnt seem to have any issues. When we were moving into the one we were assigned at the end of january. We were under the impression that this town home was like the one shown, that was not the case. Our kitchen is infested with different kinds of bugs, we have found cockroaches in our bathroom, the carpet smelled of really dirty feet, our keurig ended up having to be tossed due to bugs housing inside of it, and the flooring turned your feet black. I met with the manager to see about renting a duplex over a month ago and paid $35 for the application fee. I never received a call back and persistently called with no answer. Finally today when I get into contacy with her she says ahe cant rent us the duplex because we have my step daughter during the summer so we would need an extra room because the other room we have for my daughters is not enough. Something she should have told me from the beginning rather than taking my money for an application she knew she was not going to approve. Then never even bothered to call us and let us know. These people come across as very nice at first, but once you are there they have no desire to give any customer service. Things that were promised when I moved in (and signed in the lease that they would be added) weren't added until 6 months later. They are very slow about maintenance (unless it involves water, which they pay for) and LIE to you. They have "policies" that you are expected to follow that you are never told and aren't in your lease, which is what you signed and agreed to. Very nice people when you meet them and talk to them (especially the woman in charge), but when it comes to dealing with their rentors and taking care of them and trying to meet their needs, it's a mess. Also, the property owner (if you can ever talk to him when you have an issue) instead of talking to me (a young college female) would ask everyone around me for answers to what he needed to know and blew me off. My daughter liver here for the 2011-2012 school year. It was the worst mistake we ever made. She paid her rent on time every month and left no damage (in fact we left the apartment in better shape than when she moved in) yet they will not return her deposit. We think it is because we complained about the roomates she had in her first apartment. There girls were both underage and drinking 7 days a week. They had parties at least 5 days a week and gave alcohol to other underage kids. They broke my daughters furniture and stole her money, jewelry, clothes and hosehold items. We coimplained to Aspen heights management on numerous occasions and they refused to do anything about the problems. We even sent them pictures about what was happening and still no help. I finally had to pay a $300 service (extortion) fee to get my daughter moved into another apartment. In our opinion, keep your child far away from this property! ...read more

I've lived here for almost a year and I have not had any problems. The office staff is great and are always willing to help. And the maintenance staff have always repaired any work orders I request. It's really close to campus and I can easily walk to class without any problems. I live alone and I have never feared for my safety nor have I heard of any robberies or break-ins around me. When I first looked at apartments for off campus living I was at first worried by the reviews I had seen for University Rentals. I've never had any problems with management and the repair orders get taken care of quickly. Apartments are right across the street from Baylor so I walk each day to avoid Baylor's parking problems. The apartments are dated but nice, more like something your grandparents would have had. For University Plaza the kitchen has more cabinets than I've ever seen and the closet is a little bigger than a twin sized bed so it's huge. For people that have grown up in nice houses the apartments might not be for you; but if you grew up in a modest house then I strongly recommend looking into renting with University Rentals. I have lived at University Rentals for a little over a year and haven't had any problems. Management lives on the property and when I have had problems they have come out and fixed them. The pest control comes once a month and sprays my apartment. My apartment is all bills paid and next to campus where I can walk to all of my classes. I wouldn't rent with these people unless you absolutely have to...their prices are cheap but not the cheapest in town if you are willing to be careful with electricity. They are all bills paid and have huge closets, but the management will NOT take care of you. Terrible Management! Totally unresponsive! Terrible place to live! Will cheat you out of money! I couldn't get out fast enough. They denied I had put in my 30 day notice, kept my deposit plus charged me for a "special student discount" I had received, then turned my name over to a collection agency without contacting me. I lived here for a year and a half and liked it at the beginning. But then we had a very bad mouse infestation which it took an entire month for them to fix. All together, we caught 14 mice in the apartment before they finally pulled out the stove and found the hole. We had to throw away over $100 worth of food from the pantry and the mice chewed up a blanket and some wires. We had frequent problems with the air conditioning breaking. When you move you, they will charge you for everything. My friends had air conditioning issues and then mold issues until they finally moved out.
