What's going on with the Real Estate Market now?

Increased Buyer Activity With the recovery of Wall Street well under way, and market based interest rates on Mortgages creeping up, Residential Realtors are seeing a strong up-tick of market activity from buyers in all price ranges. A 30 year fixed mortgage 3 months ago was pricing out at approximately 4.5%, today those rates are looking like 5.2%... and speculation is that will continue to slowly rise in the next 6 months. This is inspiring more buyers to take the plunge and begin shopping (and offering) in earnest for the now home or investment property they have been waiting to purchase for the past year or more. If you don't NEED to sell a house, this is still a poor time to put your home on the market. However, if you are able to take advantage of these great buyer prices on the purchasing end, and especially if you are moving into a more expensive property, this is an ideal time to make that step up - before interest rates go up any more. And, if you have pulled your home off the market due to lack of buyer interest... this might also be a great time to put it back ON the market and take advantage of this activity spike. If youcan't decideif this is the right time for you, or need to speak with a mortgage broker to figure that out... please contact me and I can help your work through that evaluation process. I'm here to help. ...read more

Ted Turner and Sustainable Ranching

You might be aware of the work of Ted Turner, who sold off much of his media empire in the 1990's to invest in many social and political causes, the grandest of which is a vision for agricultural sustainability in the west. Ted's ranch holdings in Montana, Colorado and New Mexico have evolved into large scale Bison ranching, to the tune of approximately 50,000 head. Turner has owned as much as one third of all viable private ranchland in New Mexico and has worked with groups such as The Nature Conservancy to educate other farmers and ranchers and lead by example – providing a working model for an environmentally friendly AND economically sustainable ranching future. This week on The Martha Stewart show, Martha travels to Montana where she shares stories and video footage of Mr. turners beautiful ranch. There are, of course, (it is Martha Stewart after all) recipes as well. Here is a link to the whole show: http://www.marthastewart.com/show/the-martha-stewart-show/the-montana-show and some select links I enjoyed: http://www.marthastewart.com/article/montana-bison-safari http://www.marthastewart.com/article/endangered-species-in-montana A New Mexico Resource for growing a sustainable farming and ranching future is the Quivira Coalition. AIR PURIFICATION IN MEDICAL OFFICES

MEDICAL OFFICES Indoor air pollution is increasingly recognized as a serious health problem. Researchers have shown that indoor air quality can be two to five times worse than outdoor air quality. The Environmental Protection Agency has placed it among the top five environmental risks to public health. Since most people spend 90% of their time indoors, it is important that the air they breathe is as clean as possible. The American Lung Association recommends that indoor pollutants be removed through air purification in order to keep people healthy and safe.  Indoor Air Pollution is a Top Health Risk The people who are most susceptible to indoor air pollution are children, pregnant women, the elderly, and people with lung disease. According to the American Lung Association, indoor air pollutants need to be removed to keep residents healthy and safe. Homes and buildings populated by mold, mites, bacteria, dander and volatile organic compounds (VOCs) create a hostile environment, especially for the sensitive.  The major indoor air pollutants are chemical, biological and particulate. The biggest culprits to unhealthy indoor air are nitrogen dioxide and carbon monoxide; formaldehyde; asbestos; animal dander; cockroaches; viruses; bacteria; molds; mites; secondhand smoke; and toxic chemicals found in cleaning products and personal care items. While these may not emit a noticeable odor, people who are sensitive to allergens and chemical products will react to these toxins, sometimes seriously.  Increase in allergies and asthma Physicians and health professionals are clearly aware of the rising incidences of asthma, respiratory problems and other environmental-related illnesses. Researchers have found relationships between poor indoor air quality and increase in allergies and asthma. Asthma is the 8 most common chronic condition in the and affects nearly 25 million people, one-third who are children. Asthma has been increasingly dramatically, annually resulting in nearly 2 million ER visits, half a million hospitalizations, and a cost of nearly $2 billion.  Sick Patients/Healthy Office? Infection control and cleanliness in medical offices and facilities is a priority, not only for your patients, but for all medical personnel. However, medical facilities expose patients, staff and physicians to a variety of air-borne bacteria, chemicals and other toxins, either through exposure to sick patients or through the chemicals and furnishings of the office environment itself. Eliminating biological pollutants, chemical irritants and volatile organic compounds (VOCs) from the air is critical to the good health and the safety of all.  The improvement and maintenance in health-care settings is a vital element of modern hygiene procedures. It is also of critical importance with regard to occupational health and safety standards in medical institutions. Improved air quality not only provides a healthier environment for patients, staff and visitors, but also makes good economic sense because of its ability to prevent and control infection. The Importance of a Good Filtration System An important part of your security regimen should include a good air filtration system that will not only purify the air and remove the noxious fumes and toxins, but also sanitize the air as well. Air purifiers are recommended for use by the EPA. They are proven to be the most effective way to keep indoor air clean and safe, removing 99.7% of all particles found in indoor air.  Simply having a clean office and fresh-smelling air is not enough. You want to maintain environmentally healthy spaces which are not just clean but alsosanitized. Many air cleaners may temporarily remove odors but mask the real dangers of pollutants still active in the building. In order to safeguard the health of your business and your patients, a quality air purification system is recommended. But not all systems are the same, and many are simply inadequate or even hazardous. Healthy Solutions Fresh Air™by Ecoquest International, a complete, portable and affordable system, is available with the capacity to purify 3,000 sq. ft. of indoor air. It has exceeded the industry’s toughest standards for nearly 20 years. With more than 7 million units in use,Fresh Air™is used by medical offices, homes and businesses around the world to assure safe air quality. They are shown to be far more effective than ventilation systems alone, by sanitizing and purifying the air that you breathe.  Call us for information on how we can help you protect your patients and medical personnel. You provide the excellent medical care, and we’ll provide the clean air.  And don’t forget to ask aboutEco H™, which provides all-natural cleaning without releasing harmful chemicals into the air. Now that should make everyone breathe easier! For additional information on our air purification technology visit Breathe Fresh Air Again ...read more

Healthy Day Care = Healthy Children

AND INDOOR AIR QUALITY HEALTHY DAY CARE = HEALTHY CHILDREN   Contrary to popular belief, getting sick in day care does not help children  build up their immunities.    As any of us who have taught school or day care knows, where groups of children gather, colds, infections and other diseases follow. Even the cleanest child care center can unintentionally become a breeding ground for infectious disease. In addition, the cleaners, chemicals and materials used often contribute to the problem of indoor air pollution.   This is a Child Care Center, Not a Factory Most people are aware that outdoor air pollution can damage their health, but may not know that indoor air pollution can also have significant effects, especially on children. EPA studies indicate that indoor air levels of many pollutants may be two to five times—and even more than 100 times—higher than outdoor levels. Considering most of us spend up to 90% of our time indoors, the levels of indoor air pollutants are of particular concern.    Children are more susceptible than adults to environmental exposure to pollutants than adults. Children breathe in 50% more air per pound of body weight than adults do. Children and those with weak immune systems are more likely to experience sickness in breathing indoor air infected with biological and chemical pollutants and particulates.    Allergens A recent study revealed that, in 89 day care settings, there were detectable levels of seven common allergens, from fungus, cats, cockroaches, dogs, dust mites and mice. It is important that teachers and parents understand the risk of allergen exposure. While day care centers are a source of indoor allergens, many of these can originate from other various sources, such as children’s clothing, homes, and pets.    Viruses and Bacteria Not everyone is sensitive to allergens in the air. However, viruses and bacteria in the air affect everyone who breathes them in. With many children sharing the same toys and materials, germs are easily spread from child to child, through touch and through coughing and sneezing.   Cleaning Products, Chemicals and VOCs Volatile organic compounds (VOCs) are chemicals that can evaporate from substances like cleaning products, petroleum by-products, adhesives, paints and wood finishes, markers carpeting and other indoor materials. Indoor VOC levels may be ten times higher than outdoor levels. Symptoms may include runny nose, eye irritation, rash, headache, nausea, vomiting, and asthma.   Asthma The incidence of childhood asthma has doubled within the last decade. A recent published study revealed that 65% of asthma cases among elementary school-age children could be prevented by controlling exposure to indoor allergens.  By controlling biological contaminants, asthma cases could be reduced by 55% to 60%.    Healthy Day Care = Healthy Children According to the EPA, the best way to keep indoor air free pollutants may be an air purification system. Air purifiers are proven to be the most effective way to keep indoor air clean and safe, removing 99.7% of all particles found in indoor air. That includes allergens, germs, VOCs and other toxic substances.    Many air cleaners may temporarily remove odors but do not sanitize the air, and may mask the real dangers. To protect children’s health, a quality air purification system is recommended. But not all systems are the same, and many are simply inadequate or even hazardous.   We would like to introduce you to a small, portable, quiet and affordable system with the capacity to purify 3,000 sq. ft. of indoor air. It has exceeded the industry’s toughest standards for nearly 20 years. This system is used in child care centers like yours around the world.   Call us for information on how we can help you significantly reduce the levels of allergens and germs in the air you breathe.  You provide the quality care; we’ll provide the clean air.    Now, doesn’t that make you breathe easier? Roof Refurbish or Replacement ? (You could save thousands!)

Lets face the facts.  We are in a recession. Your job may not be as safe as it was two years ago.  Your investments may be worth much less than they were only 18 months ago.  Ok so what does this have to do with your decision to refurbish or replace your roof?   . . . Plenty!  Depending on the age and type (flat, foam, metal, torch down, shingle, tile, or other) of your roof  (and many other factors) you may be able to get a few more years out of that old roof before you have to completely replace it.  In that time the economy could recover enough to make your investments come back someplace closer to where they were a couple of  years ago.  At that point you may be in much better shape to spend the money to replace the entire roof.  (The oppisite could also happen . . .  not making any claims here).  We would be  happy to stop by and give you a free estimate and discuss with you the pros and cons of refurbish vs. replacement of your roof.    Call A+ Roofing Solutions, Inc. at: 505 -350 7717 and ask for Matt.  ...read more
