What are the benefits of local treatment vs. fumigation?

  • Fumigation:

PROS
-100% kill of drywood termites                -Stops termites extending into inaccessible areas      -2 year warranty on Drywood Termites   -No chemical odors                  `                                              -No additional damage to walls or ceiling by additional probing to inspect for hidden termitesCONS
-Possible plant and roof damage-Occupants must vacate for 3 days 2 nights-Occupants must bag up or remove food, medications, inside plants, fish aquariums, board pets, etc.-May not be practical for multiple unit dwellings-No chemical residuals to continue fighting termite infestation-More expensive that local treatments

  • Local Treatments:

PROS
-Less expensive than fumigation-No need to vacate the property-No need to bag up or remove food, medications, inside plants fish aquariums, board pets, etc.-Reduced risk of plant and roof damage-More practical for multiple unit dwellings-Leaves a residual behind in areas treated to continue fighting termite infestation-1 year warranty for areas treated

CONS
-Only kills termites in areas treated-Temporary odor in areas treated-May involve opening walls to expose infestation

How often should I have my home inspected?
-Since your home is probably the largest investment you will make, an annual inspection is recommended.  Saddleback Termite Control offers annual service programs.

When should I fumigate my home?
-Fumigations are recommended when Drywood Termite infestations extend into inaccessible areas that are impractical to open for a further inspection or treatment, or when there are just too many infestations on a property to cost effectively locally treat it.

If I fumigate my house how long will the termites stay away?
-Termites swarm every year, so it is possible to have termites infest your home again at any time, even immediately after fumigation.

When should I locally treat my home?
-Local treatments are generally recommended when Drywood Termite infestations are in visible and accessible areas.  In the event that termites may be extending into inaccessible areas, a recommendation to open the area to perform an additional inspection and treatment may be made.  If a fumigation recommendation is made as a “Primary Recommendation” the owner may still choose to have the local treatment performed as a “Secondary Recommendation” in lieu of the fumigation.

Will fumigation solve my subterranean Termites problem?
-Fumigation will not solve your Subterranean Termite problem.  Since Subterranean Termites live under ground, it is necessary to use various methods of soil treatment.

How do you fix fungus damage?
-In very minor situations, fungus damage / dry rot can be scraped out and treated with a fungicide. The area can then be filled with wood filler and painted.  In more severe cases, the fungus damaged / dry rotted wood must be removed and replaced with new material.  More importantly, the moisture condition that created the fungus should be corrected if practical.

Do termite inspectors only look for termites?
-No.  “Termite Inspectors” are trained to identify all wood destroying pests and organisms including wood destroying fungus, wood destroying beetles, wood destroying ants and wood destroying bees.

What are Section 1 and Section 2 items?
-Section 1 on the report are items that are already a problem with regard to termites, fungus / dry rot, wood destroying ants, bees, and beetles.  Section 2 on the report are items deemed likely to lead to an infection or infestation such as faulty grades, excessive moisture from a plumbing leak, water stains, earth to wood contacts, etc.
