I hired The Excel Company to maintain my property and paid them $100 per month for their services. The services were to include maintaining the premises, finding renters and collecting rent. I decided to move back into my property three years later. The house was in very poor condition. The house smelled of smoke damage (the contract clearly stated 'no smoking'). The yard was wildly overgrown and the house was extremely dirty. I was not expecting a perfect house, but I expected it in much better condition than it was in. The Excel Company offered to pay $300 to fix the damaged home when in reality the damages exceeded $10,000. I feel that The Excel Company failed to meet the obligations stated in the contract.
