Tips for First Time Home Buyers

Buying a new home is exciting! Even more so if it's your first home! You're excited, and a bit nervous as well. After all, it's a lot of money you're getting ready to spend. It's a big investment! But if you're using a Realtor, the process goes much smoother! As a professional, I help you each and every step of the way, from your initial home search until the day you sign your closing documents, and I hand you the keys to that new home!Before you start the process, though, you need to be sure you know exactly what you're looking for. Sure, there are a lot of homes out there in all different price ranges, and in all different areas, all sizes and styles, single family homes vs. townhouses vs. condos....so much to think about! Today, almost 90% of home buyers start their search on line. So chances are right now you're somewhere in the early searching stages. Which is perfectly fine! As you're looking, think about what you NEED in a home, and what you WANT in a home. As well as where you want that home to be located. There's a difference in needs and wants, and I will sit down with you and help you make those determinations, so we can narrow down your choices. Will this be a starter home that you only plan to be in for a few years? Or do you plan on being there for ten or more years as your family grows? Make sure you have an idea of your long term plans. One of the most important steps in the process is talking to a lender for pre-approval BEFORE you start looking. You'll need to know just how much of a monthly payment you can afford, and that will determine what price range of homes to look at. Fortunately, that's another area I can help you in by recommending appropriate lenders. After all, you don't want to fall in love with a home you can't afford, and you don't want to limit yourself to a certain price range and then find out later you could have afforded a bit more! Note: In today's market you need to have a pre-approval letter submitted with your offer on the house you select so that the seller will have a better comfort level with your offer when reviewing it. What time frame are you looking at to be in your new home? Do you need to move right away? Or can you look at your leisure until you find exactly what you're looking for? This will also determine how quickly we need to find the right place. And, do you have money set aside for purchases such as appliances that may not come with the home, furniture, window treatments, lawn mower and other garden equipment, etc. It's a lot to think about.But the bottom line is, I can help you with all of this. Kitchens for People Who Don't Like to Cook

Yeah, this sort of says me. Not that I really don't like to cook, it's just that I'd rather enjoy the culinary efforts of someone else, unless, that is, I'm really in the mood...have nothing else to do...or found a really good recipe that just looked too yummy not to try! Or if it's Christmas time and I'm in a cookie baking mood... Otherwise, well there's a saying I like which goes, "Born to eat out, forced to cook!" And the other one I actually have in my kitchen which says, "The Queen doesn't cook!" You get the picture!So what do you do with a kitchen when you have all this space and don't have a lot of cooking paraphernalia to fill it with? The best thing to do...fill it with things you do enjoy doing that usually involve at least some time in the kitchen! For my husband and I, that includes an area for wine storage, because we do enjoy a nice glass of wine before and with our dinner. And if we had the room, we'd add an under-counter wine storage cooler as well. I'm working on that!For coffee aficionados, how about adding a large coffee bar area for your cappuccino and espresso machines, complete with a display of your favorite coffee mugs, and specialty flavored coffees and sugars. A true barista needs their special place! But please use real mugs and not cardboard!Or if you love books, or you're like me and collect cookbooks just because you like the pictures, consider adding a library area where you can display them all, and even pull one down now and then to use if you so desire! Or set it out on the counter and make it look like you're using it! Most importantly, make sure you do have the basic appliances, including a proper microwave, toaster, and enough cabinet space for easy to prepare meals, as well as colorful and fun dinnerware you can use when you're forced to cook! Do You Love Old Homes?

There's just something wonderful about old homes! Especially the older ones that have been lovingly restored to their former glory...but just a bit better! After all, who would really want to live in a home without air conditioning today? Especially here in Hampton Roads, Virginia! The Victorian homes have so much charm. You can look at them and just imagine the stories hiding within their walls. I have a listing at 1051 Naval Avenue in Portsmouth home that was constructed in 1906, and has stood proudly through two world wars, as well as hosting countless families in its line of ownership. When I first viewed it, I could just imagine the oversized living room being used as an ornate ball room for elegant parties, while the large dining room was filled with an array of wonderful food and drink, with the whole house lit by hundreds of candles! Can't you just picture it?? My imagination has this home being owned by a wealthy Portsmouth shipping captain, with a family of three daughters, each of whom was actually married in this house, with their elaborate wedding receptions laid out throughout the first floor. And most likely, the gentlemen attending these affairs were quite often found on the massive curved front porch with cigars and brandy! Ahhh, yes.....those wonderful romantic days... This particular home has now been lovingly restored, and features beautiful hardwood floors, ceramic tiled bathrooms, and a modern updated kitchen with TWO ovens!
