TMKenny Property Services provides an invaluable service – peace of mind. Having someone taking care of our home was a priority. Fortunately, we engaged TMKenny Property Services, and Tom Kenny during our last assignment out of the country. Many people come with recommendations: for collecting rent, sending us rent, and working with maintenance issues. Tom does all that and, as it turns out, so much more. He proved himself the consummate professional, providing the best of services under the worst conditions when our home was damaged during a recent storm. On call from the tenant, he went to check our home as soon as the storm passed and discovered a limb had fallen through the roof, damaging the ceiling inside the house. He emailed us right away, taking and sending pictures, detailing the services he was ready to set in place – someone to remove the limb, roofers to patch the roof, someone to examine the attic and ceiling in the upstairs and determine the needed permanent repairs; a tree service to check the damaged trees and other trees to determine any necessary work; a lawn service to pick up the debris; drywall and painters to repair interior damage. More importantly, he calmed our tenant down while all of this was happening, and he worked with our insurance company to have repairs done in a timely manner. All submitted estimates were timely, and completed the work (with our okay) within a week. He communicated with us daily – factual, yet upbeat emails – all very reassuring. He is a real property manager with a top notch in-house team, and network of connections to contractors and services at his finger tips. His ongoing business relationship with these services undoubtedly accounted for the fact that they were at his disposal, immediately addressing the damage to our home, averting greater damage and expense when additional rains came in succeeding days. I had a bad experience renting from this company. The ac broke during the summer and it was over 80 deg. inside our apartment. He refused to send an emergency repair man and I had to resort to calling the Fairfax Health Department. Finally, they sent someone over after we spent the weekend in the heat. Also, the place we rented said it was cable ready, but the wiring was faulty. When I complained, I was told cable ready meant outlets were there, not that the wires were working. It would have cost me personally a few hundred dollars to fix the wiring, but I refused to do so. I had my dad come in and do the wiring himself, so whoever rents after us, will be fortunate, but don't make the mistake in thinking that your landlord cared enough to fix the problem. The upstairs bathroom constantly had loose tiles and had to be re-grouted several times during the one year I lived there. The faucet in the shower was in reverse, hot was cold and cold was hot. Mr. Mike Ormrod of Stanciu Management has managed the condominiums where I live for well over twenty years. Without exception, he's always been there for the residents of Heritage Woods, whether it's arranging for snow removal, landscaping, a new roof, or dealing with any other problems. Two years ago he showed up in the middle of the night when the building I live in was damaged by fire. He got repair work started started the next day, and it was completed ahead of schedule. He's always working for us quietly in the background, making things run smoothly. Good, consistent and conscientious work isn't recognized enough sometimes.
