Property manager review I'd like to add my public review here. I've been looking for a place to rent, my contract ends this month. Howard with Management & Associates contacted me in a panic a week ago because a property I had inquired about just fell through with it's tenants. Howard was going away on vacation, but needed to lock down a new tenant before he left. I submitted the application to him same day, and spoke with his partner who told me everything looked great, and that when Howard gets back on April 4th, he would contact me for final review. He called me on Monday to verify some information and told me that he was finalizing paperwork and that I had the number 1 spot, based on the timeliness of my application submission. I tried calling him all day yesterday, and got no response. I called him this morning and got no response. While I was in a meeting this morning he called and left a voicemail telling me that I was "actually in the number 2 spot", and that the contract had been given away. I know what you're thinking. You're thinking about that girl* in that one class. But you are also thinking, "well, I'm not looking for the Taj Mahal here. I just need someplace cheap!" But you would be shocked at just how little money can buy these days. These are dingy apartments with really crappy management. Save your money and live under a bridge instead. That experience wouldn't be much worse, and you'd save a lot of money. Pretty crummy establishment. there are plenty of other apartments in this price range without the problems of bountiful courts. at BC, the hot water often doesn't work and the grounds are pretty gross. the apartments are small. smaller than you think. the walls aren't soundproof at all, so you can hear people screaming for no reason or playing in the pool well into the night. Management is nice enough but horribly incompetent. they never fix things, or at least, not for a few months. i understand that if you are looking here, you are looking for someplace cheap. but trust me when i say that this place is horrible and you can do better somewhere else. ...read more

We rented a town home from TPM for 4 months. The town home was in less than stellar conditions. The carpets smelled horribly of wet dog and were dirty, the overall home was not clean. Were are problems really were was when we moved out. TPM charged us for a month's rent in which we did not live there. We had given them a well over 30 day notice of our movement, but still was charged for an extra month. We never received a phone call or the two statements they claimed to send us. We were sent to collections for an error on their part. They also charge erroneous charges for repairs that were already broken when we moved in and an astronomical charge for cleaning carpets. I would NEVER recommend TPM to anyone. They are difficult to work with and will do anything to nickle and dime you. This is a horrible company to do any business with. I feel much differently than the other reviewers. We have been renting from Howard/Management Associates for almost 2 years and it has been nothing but perfect. Howard might not answer his phone all the time, but in my experience, he always calls back. When minor home repairs have been needed, they have been resolved in a professional, timely manner. I am on social security disability! I have friends who rent from TPM (which is sort of the 900 lb gorilla of Provo Property Managers. Most of them have maintenance problems, including lack of heat in cold weather. I am on disability because of late onset multiple sclerosis with narcolepsy symptom: this means that I CANNOT hold a regular, 9-5 job, because I fall asleep on it! When I found a "perfect" apartment for me, I was told I could NOT get the apartment without a cosigner! I could understand this were I 22, but I am 62, and receive $990 per month in disability, and am eligible for Section 8 Federal Housing. I was told that this is "company policy" for anyone on Social Security (either retiree or disabled) since one is NOT a "9-5 wage slave", it also applies for anyone who is NOT working for a company (read: "self employed entrepreneur"). I checked with a lawyer and I was told that this MIGHT be a violation of the Americans With Disabilities Act and the Fair Housing Act. I did not ask whether they may also be violating Age Discrimination Laws, but it is another possibility. At any rate, a complaint is being filed against them with the Utah State Labor Commission, on competent, legal advice! There should be negative stars. At raintree commons you pay way too much for crapy living space. The management is rude, disrespectful, and insensitive. I have nothing positive to say about this residence. There is always a break in or creepy guys in the parking lot, they're tow company is completely tow happy and will tow if your a minute past curfew. Things break and it takes weeks before they are fixed. I regret everyday I have to live there. Dont waste your money ...read more

An officer showed up at my home that I am renting on the 11th day. Had sent rent payment and to this day don't know if he recieved the check. I have never been a day late on my rent. Never had a phone call nothing just, served with a eviction notice and charged me an extra $100.00. Looking into the legal process with the court. There has got to be something done about the way Howard R. with Management Associates take advantage of people that are in hard situations. I had read all the reviews which made me alittle nervous but paying my rent on time is important to me so I thought it was a bunch of people complaining because they just didn't pay their rent. I lived here my sophomore year and I really enjoyed it. I would definitely move back if the age range wasn't so small (most of the girls are 19-20 and the guys are new RMs for the most part, 21-22).- - - - Rent: I lived in a 6 girl apartment and I think for what I got it was overpriced. The furniture was standardized in every apartment and not anything great, but it was functional. However, there are some apartments, such as in Marshall, where you get a much nicer apartment...and pay for it too. The deposit you put down when you signed the contract is very rarely returned to you in the proper amount. My roommate only got $29 back from her $150 deposit. On the plus side, you don't have to buy a year contract.- - - - Parking: Underground spaces are tighter than anywhere I've ever seen, but there are plenty of spaces (uncovered and underground) for all the residents. Two problems I had: The price for an underground parking space is catastrophic! $80! And they're on a first-come-first-served basis so when the underground spaces run out you only have the option of the above ground spaces which aren't assigned. I had roommates who didn't pay for either one and were able to find street parking within a block around liberty. Parking enforcement is very quick and they boot people without a sticker almost immediately after they park. Visitors have to park on the street which is a pain. The second problem I saw was the chance of getting your car broken into in the underground lot. Liberty needs some security cameras or something down there. However, the only cars that got broken into were the really expensive cars or the ones who left their electronics in plain sight (even the cords can draw the attention of a thief!). Be smart and you'll be fine.- - - - Ward: If you're looking for somewhere spiritually uplifting Liberty Square is great! My ward was very good, and I loved the bishopric. All of the ward activities were well attended and we had almost no inactives in our boundaries. It was nice to have the whole ward right within liberty square. Even a year later many of the people in my ward still plan parties and sit together at football games. We were a very close ward.- - - - Social: THIS is what you pay so much for. Because there are so many people tightly packed into a complete city block this is the most social area I've lived in so far.- - - - Management: It was kind of a hit and miss. Not always the most cooperative. Our ward planned an activity in the clubhouse volleyball court and scheduled it in advance, but the day of the management said they had no record of the scheduling and would not accommodate us. They wouldn't take the volleyball equipment out of the closet and set it up for us or let us set it up ourselves...as our whole ward and bishopric are standing there. I had some trouble with a roommate vandalizing and stealing my things and the woman who managed the office gave me a few options and offered to help me in any way she could. I appreciated her help. But when it came to my roommate stealing and tossing out my mail, the office made me pay to have the locks changed if I wanted my mail back. - - - - Amenities: The pool and hot tub were closed for most of the time I lived there, so it's upsetting I had to pay for it anyway. No W/D in the apartments, but there's a place to do your laundry in the center of the complex. It can get pretty expensive though because a lot of the machines don't work as well as they should. The wireless internet used to go down often, but that improved greatly halfway through my contract there. You have to bring your own TV and DVD player, though the apartments come with an entertainment center.- - - - Despite all of my experiences there, I think most of my problem with living here was my terror of a roommate, which wasn't Liberty Square's fault, though she should have been evicted. I would live there again because of how social and uplifting it is. In the end, it does get expensive, however. ...read more
