I bought here in 2014 and love the location. The best restaurants and retail stores are within walking distance. I go to the gym everyday which is also within walking distance. The HOA has already put up new hardy wood siding on my unit and has been very responsive to all my requests. The manager is a young and friendly person. This apartment complex has a great appearance and has excellent schools, however the management is terrible. Both the Manager (Lori) and Assistance Manager (Rachel) are both condescending to both employees and residents. There is a huge turn-over of employees here. They are completely trying to get as much money out of you as possible at move-in and move-out. I am recently married and my wife has lived in the same complex for over 4 years and we moved in together in December 2013. When we moved into a way over-priced 3 bedroom, we were charged excessive fees and received very little customer service. Our application sat stagnant for 3 weeks, however, they didn't wait three weeks to cash my checks.... They also have yet to fix a single of the numerous issues listed on the move-in checklist. There were no lights on the ceiling in any of the three bedrooms, and when asked about this, the Manager replied "We only give ceiling fans and lights as upgrades to people who renew their lease. If someone living in the same complex for over 4 years does not meet that requirement, I am not sure what will. About me, I am a disabled Veteran combat wounded in Afghanistan and have been given a service dog from the VA. They are still to date trying to charge me a $325 pet deposit for the service dog. This a violation of Federal and State Laws, Specifically the American Disabilities Act (ADA), the Fair Housing Act (FHA), and the Texas Service Dog Laws. They obviously do not support people who have served this Country or people with disabilities I strongly recommend that everyone looking to move to this complex, Sequoia Courtney Manor 9100 Independence Parkway Plano, TX 75025; look somewhere else at least until the current management is replaced. As a recent buyer of a unit at this complex, the owner managed HOA is appealing. With about 125 units, of course, creating a consensus is a challenge. The long term goal by the HOA, seems to be, to maintain and grow the property values here. This HOA management seems to do a much better job than an independent manager.I bought this unit for my daughter to live in while she goes to UTD. UTD has significant housing issues. The campus is about 10 minutes away. If you look around what is available immediately around that campus, the choices are either much more expensive or so unsafe to be unacceptable. This place is quiet, gated, monitored, and has internal access to the living space through the garage. These are major safety features which are a priority for us. The HOA is well managed financially.Many of the residents continue to invest in upgrades and remodeling to update their units.If you have a long term perspective, this place is a great value.R Franc ...read more

This is a great location and managed by an HOA that is run by the homeowners. Some of the main goals of the HOA are to:-- Keep up the excellent "curb appeal' of the 18-year-old property. -- Keep the community safe and secure-- Maintain the amenities of the property for the benefit of the owners and occupants-- Make the property "exemplarily" when compared to its surroundingsThere is no better property in the Preston and Park area and this is mainly due to the personal interest exhibited by the HOA board and its direction to office management.Even though the HOA board (elected every two years by home owners) strives to maintain the highest standards, there are home owners and tenants in this community that cannot don't care to understand what it takes to maintain these standards.These same home owners and tenants are quick to whine and criticize but slow to help out or even serve on the HOA board.As a property owner at the Marquis at Preston Park since 2009, I think the community is currently at its best and improving by the minute.I would put this HOA and property up against any in Texas and the Nation for the results being achieved.Marquis at Preston Park-----"Keep it Up!" ...read more

this is a great location to live at but the office managment makes it miserable living. the woman in the office is older, works part time, and thinks she owns every building, she is nasty to the actual home owners who pay her salary, and the board members are unprofessional and two faced. Like most associations that can't fight temptation they probably take money that doesn't belong to them and treat homeowners like peasants. fining, and charging them extra to pay a water bill. they are ridiculous. horrible management. This is one of the worst apartments I ever stayed. The people at the office are after money always. Once you vacate the apartment they are going to charge you like anything. I stayed for only few months and when I left they charged me $1500 saying we found bedbugs. they are sick.. This happened to one of my other friends too who stayed in the community. In another instance, if you move to a different apartment in the same community you won't be facing any charges. I know 10 such people myself and through my friends who faced problems. Should have done my homework. Thought the Apartment Ratings dot com reviews were disgruntled evicted tenants. Didn t go to the BBB if I did, I would have saw the F rating. Worst experience ever, where management doesn t know of plumbing problems. Moved in 3/15/12... first flood on 4/6/12... second on 5/15/12 and third on 7/6/12.... Yet management is not aware of plumbing problems... or another s favorite line is toilets will overflow from time to time. I have had 3 toilets spontaneously rupture due to pressure in my unit ( 4/6/12, 5/15/12, and 7/6/12) and 2 from my neighbors which affected my unit as well. All on separate occasions and all enough for a wet vac to be needed. I am no plumber but at 41 years old, I know overflowing toilets don t cause this much damage. Terrible experience living here at MADISON!!! The Manager and her staff are incompetent. Maintenance is slow and clueless....and I think it is now being out-sourced - so, it takes WEEKS to get anything in a unit repaired! Bait & Switch is going on here...Management will show you a MODEL unit and tell you that your unit will look EXACTLY like the model....WRONG, it definitely will NOT. The front gate hardly ever works. Expect to pay over $360.00 per month for your electric bill all year long...terrible insulation and very thin walls and floors. This property is OVER 25 years old. I Am a current resident for over a year, my apartment overlooks the golf coarse wich is awsome!!!!! But my lease is up for renewal and in this economy it will increase by two hundred dollars!!!! I have never been late and always early on my rent, I can't enjoy the golf course because there is doggie mess all along the gate and the grass walkway so there are no walks in the evening to enjoy the great view.On trash days trash is all over the complex,,,,(NASTY!!!) Generation Y is Waiting for a Stronger Economy Before Buying Homes

With unemployment high among young people, more are going back to school and deferring purchases of new homes, reportsReal Estate Economics.  The soft employment market certainly makes apparent the advantage of having a college degree, with a 4% unemployment rate among college graduates compared to 15% for those without a high school diploma. While this surge of people returning to school is creating a housing niche market in college towns, that is a discussion for another time.  More significant is the fact that it is likely the young people of Generation Y who will lead a housing market resurgence.  In the meantime, Gen Y is content to wait for a better economy before committing to buying a home.  For now their presence is being felt primarily in the rental sector.  Seventy five percent of Americans in their early to mid-20s are renters, and 15% of them have moved back home with parents.  In the short-term, this isn't helping the housing market.  However, as the economy begins to improve, the Gen Y fence sitters of today represent millions of future homebuyers. Affordable home prices and tax credits have helped stimulate demand among first-time buyers and the recent climb in mortgage rates above 5% has motivated some to hop off the fence, but down payment constraints are keeping many from attaining homeownership.  This is problematic, especially since strength in the rental market means that those who are renting are likely paying as much or more to rent, than they would to own. While theFederal Reservecontinues to support the availability of low-priced mortgages, these policies are not sustainable, so the government will abandon its support of homeownership.  This will be a foolish mistake on the part of the Central Committee presently running our government, but spending $100 billion to own Government Motors probably has them distracted.  Therefore, it is essential thatFannie MaeandFreddie Maccontinue to play an active role in mortgage markets.  As the economy begins to improve, and Gen Y jumps into home buying, mortgage money will become very expensive without Fannie and Freddie to help with availability and pricing.  Supply and demand suggests that it may become very expensive even with Fannie and Freddie playing an active role.  In the meantime, investment in housing is increasing dramatically.  This is driven by the pervasive belief that housing prices in most markets have hit rock-bottom, and the even more pervasive perception that home values have reached levels which are significantly below the fundamental value of the underlying assets.  When you see investors at auctions, buying foreclosed assets and converting them into rental stock, it is because they can rent those assets for more than it costs them to buy those assets.  And that is a sure sign that it is time to buy. The US economy will begin to pull out of the recession by the end of this year or early in 2010; even sooner in markets where unemployment is stabilizing, like Dallas, Fort Worth, Houston, Austin and San Antonio.  Coincidentally, in these Texas markets, there is already a seriously diminishing inventory of available new homes.  The other thing they all have in common, these five Texas cities were recently cited as the5 Best Housing Markets in the USby Builder Magazine and Hanley Wood Market Intelligence. Yes, sadly, it probably will take a decade for the housing market in South Florida to return to normalized levels.  But, here in the Dallas Fort Worth Metroplex, new home inventory has quietly fallen to its lowest level in years, now representing enough inventory to satisfy less than 6 months of demand at present levels. Those of you who are sitting on the fence should be somewhat concerned that there just may not be any inventory available to buy, if you wait until there is overwhelming evidence that the recession is behind us.  Sounds crazy, I know, but the facts are indisputable.  There just aren't many new homes in Dallas or Plano or Frisco available, and when they're gone, they're gone.  So, if you're waiting for a sure thing, you just may end up buying in South Florida. ...read more
