Appraisal Myths and Realities
Appraisal M.A.N. discusses myths and realities about real estate appraisals and appraisersMyth: Market value should be equivocal to the assessed value of the property.Reality: While most states uphold the idea that assessed value approximates estimated market value, this often is not the case. Interior remodeling that the assessor is unaware of and a dearth of reassessment on nearby properties are exact examples of why this occurs. Myth: The appraised value of a house will vary depending upon if the appraisal is ordered for the buyer or the seller.Reality: The price of the home does not affect the pay of the appraiser; as a result, the appraiser has no pressured interest in the cost of the house. Obviously, he will complete his services with impartiality and objectivity regardless of for whom the appraisal is provided. Myth: Any time market value is found, it should be similar to the replacement cost of the home.Reality: Without any suggestion from any different parties to purchase or sell, market value is what a willing buyer would pay an interested seller for a specific house. The dollar amount demanded to reconstruct a property is what shows the replacement cost. Myth: Appraisers use a formula, like a certain price per square foot, to come to the value of a home.Reality: Appraisers make a detailed analysis of all factors pertaining to the worth of a house, including its location, condition, size, proximity to facilities and recent costs of comparable houses. Myth: When the economy is doing well and the value of properties are reported to be increasing by a certain percentage, the other properties in the vicinity can be expected to appreciate based on that same percentage.Reality: Any worth at which an appraiser arrives in regards to a specific home is always individualized, based on certain factors concluded from the data of comparable houses and other considerations within the property itself. This is true in strong economic times as well as poor. Myth: You can generally see what a home is worth simply by looking at the exterior.Reality: Property value is concluded by a multitude of variables, including area, condition, improvements, amenities, and market trends. An outside-only inspection obviously can't provide all of the information required. Myth: Since you're the one paying for the appraisal report when applying for your loan to purchase or refinance real estate, you own the ordered appraisal.Reality: The report is, in fact, legally owned by the lender - unless the lender "releases its interest" in the appraisal report. However, consumers must be given a copy of the appraisal upon written request, through the Equal Credit Opportunity Act. Myth: There's no point for consumers to even care about what the appraisal contains so long as their lending agency is fine with the contents therein.Reality: A home buyer should definitely look through their report; there will probably be some questions or some concerns about the accuracy of the inspection that need to be addressed. Remember, this is probably the most expensive and important investment a consumer will ever make. There is a wealth of information contained in a report that can be useful to the home buyer in the future, such as the legal and physical description of the property, square footage measurements, list of comparable properties in the neighborhood, neighborhood description and a narrative of current real-estate activity and/or market trends in the area. Myth: There is no reason to order an appraisal unless you are trying to get an assessment of the value of a home during a sales transaction involving a lending agency.Reality: Appraisers can have many different qualifications and designations which allow them to provide a variety of different services including - but definitely not limited to - advice on estate planning, tax assessment, zoning, dispute resolution in many different legal situations and cost analysis. Myth: An appraisal report is no different than a home inspection.Reality: An appraisal does not fulfill the same purpose as an inspection. An appraiser finds an opinion of value in the appraisal process and resulting appraisal report.
