WHAT AFFECTS PROPERTY VALUES?

Some the features that increase property values are obvious-like a remodeled bathroom, a modern kitchen, or a sought-after neighborhood. But here are a few features and circumstances you have not have realized can affect property values. The neighbors: Not every neighborhood or community has an HOA that can keep the neighbors from going overboard with decorations or neglecting to care for their home. Homes adjacent to crazy neighbors can potentially be undervalued. Trendy groceries and coffee: Recent statistics suggest that if your home is a short walk from popular grocery stores like Whole Foods or coffee chains like Starbucks, it can actually appreciate faster than the national average. Mature trees: A big beautiful tree in the front yard is enviable, and it's not something that can be easily added to any home. Homes with mature trees tend to get a little boost in value. Parking: This isn't too much of an issue if you live in the suburbs or in a rural area, but residents in dense cities can have real problems with parking, and homeowners might need to rent a spot just to guarantee a place to park each night. That's why having guaranteed parking in urban areas will raise property values. The front entrance: First impressions matter to buyers-many will cross a home off their list within 10 seconds of stepping through the front door. An appealing front door, a friendly entryway, and a functioning doorbell are all necessities for getting top dollar. ...read more

How to Choose The Right Floor Plan for Your Home

The excitement of buying a new home is most often accompanied by exhaustion. Building your own house, in particular, can be somewhat of a nerve-racking experience. All the commitments you’ll be making and choices you will have to decide from, are filled with exhilaration. That is why we always try our best to make your experience as easy as we possibly can. Choosing the right floor plan for your home is one of the choices you will have to make at the beginning of your journey. In this article, we will go through the steps of choosing the right floor plan for your home.   Building a home is already expensive, that is why an affordable home plan is at the top of everyone’s list with today’s economy. The first thing to consider, however, is the size home you will need. If you have a family of eight, you will need a plan which differs completely from that of a family of four. Also, if you have guests visiting often, you will need to take that into consideration. Another thing to keep in mind is you priorities as to where and how you spend most of your day. Do you prefer larger kitchens and smaller living rooms? Do you have toddlers who need a safe playroom? Do you spend lots of time doing yard work and need a washroom that is easily accessible from outside? These are all examples of what you need to think about when deciding on an affordable floor plan.    Another thing to consider when choosing a plan is privacy based on the area surrounding your lot. Do you have neighbors residing close to you? Will you need extra privacy in certain rooms? L or U shape designs provide more privacy than square designs. Also, the placement of windows is another thing to look at when privacy is an issue.   It is important to understand that each plan comes with pros and cons and that is why you should always have a list of priorities and go from there. Arts and crafts home plans are ideal for those looking for affordable house plans and wish to have as much space as possible in a more compact home. Furthermore, asking experienced home builders for professional guidance will help you in making your decision. At Home Patterns, we work with each client attentively to reach the desired outcome! Feel free to contact us at 1-864-278-0068 to answer all of your questions and concerns.     ...read more

Custom Home Builders vs Mass Production Builders

No matter what kind of life we lead, where we work, or how old we are, we all probably look forward to being in our own abode. A safe haven we go to and lock all the worries of the world out. That is why it is crucially important to choose the place we will call home very carefully or better yet, build it according to our needs and possibly even desires. Building a home is such an exciting experience, and although stressful, the stress quickly diminishes once we see our dream home become reality! There are several options available to us when we explore the world of home building, but one essential question probably surpasses the rest. What is the difference between custom home builders and mass production builders? The great news is that both home builders will result in a brand new decent home. The details of the home are where the real difference between the two lies. Another important factor in home building is, of course, budget. If you have a limited budget, anaffordable home planis at the top of your list.Affordable house plansare one of the features of working with custom home builders. While production builders offer you a range of house plans to choose from based on your taste, style, and needs, custom builders allow you to be much more involved than that. As the name implies, you can customize it; and since you are so involved with the whole process you can pick products that work well with your budget. In the long run, however, custom home plans will probably be more costly due to the savings production builders have from buying in mass quantities. That is where theBungalow house plancomes in. Bungalow house plansare known for their simplicity and more importantly, their affordability. Many of our tight budget customers at Home Patterns are excited when theBungalow house plansare introduced to them. Their simple and open designs on the inside are as appealing as their large porches and tapered columns on the outside and of course their wallet-friendly cost. There are many options to choose from when working with a custom builder. Experienced home builders, such as Home Patterns, will work with your budget, offering you affordable house plans which will suit your style and needs. At Home Patterns we understand that a home is a sanctuary not just a place to spend the day. We value each and every client and love to work with them in bringing their dream home to reality. Tips On Selecting Options for Your New Home from Your Builder

When buying a new home, even if it is your second or third, you will want all the tips and advice you can get in order to ensure the best possible outcome for the home of your dreams. The great thing about taking the step in purchasing a new home is that you will have a lot of flexibility along with the opportunity to include your style in the finishes of the home such as adding an extra bathroom, a larger garage, choosing specific cabinets, or picking a particular flooring style. Having said that, the tips and advice you get along the way will help you tremendously in making those requests to your builder. The following are some of the tips we have chosen to share with you for your home building journey: 1- The most important tip we can’t stress enough is that you need to know exactly what you want in your home and be absolutely sure of it before you sign the contract because that is when you will need to discuss any structural changes you have in mind. For example, if getting a fireplace is essential to you in yourBungalow house plan, you need to be clear about that ahead of time. Certain changes can’t be done without getting a permit and some may be costly if they are requested to be changed after they are built. 2- Another important tip is to discuss the desired upgrades with the builder since getting upgrades done through them will be included as part of the mortgage rather than having to pay for them separately. Also, it makes more sense to move into your new home without having to worry about more work being done. 3- Have a predetermined budget and follow it strictly. Because it may be tempting to add certain features your builder presents to you, it is necessary to set a budget before seeing home designs and falling in love with the gorgeous granite countertops. Otherwise, you’re at risk of overspending on an otherwiseaffordable home plan. 4- The last but definitely not least tip is to draw a line between your wants and needs. In order to stick to anaffordable house planyou need to know the essentials that need to be included with the money you have and then, if anything is left over, you can start adding some of your wants. At Home Patterns, we value each and every client, so don’t hesitate to call Home Patterns at 1–864–278–0068 to discuss any questions or concerns you may have. ...read more

The Difference between Cottage, Bungalow and Foursquare Houses

Whether you are looking to rent, buy, or recommend ahometo a friend, knowing the different types or styles ofhomeson the market is very important. There are over 26 different architecturalhomestyles and we have chosen three of the most common ones to compare for you in this article; The three styles are cottage, bungalow, andfoursquare.Remember looking into your picture books as a child, flipping through pages and coming across a beautiful cozy house surrounded by a comforting, natural scenery? The houses you have seen were most likely cottage stylehomes. The word cottage is derived from the word "cotters" which was the name given to European peasants who lived in these types ofhomesin the Medieval period. As you would expect, thesehomesare much less extravagant than the other styles, and it is, in fact, their cozy, modest style which renders them appealing to some people. They are typically compact sizehomeswith wood or stone siding and heavy sloping roofs.CraftsmanBungalows are known for their simple designs and natural unornamented style. The name bungalow comes from the Indian word "Bengla" which is a house style founded in India. With large front porches with tapered columns, broad distinct gables, decorative beams or braces, wide eaves and unique window panes, no wonder this style gained popularity so quickly. The inside of thehomeis a reflection of its simple outer design with a beautiful wide-open concept. The foursquare home plangets its name from its obviously square or boxed shaped style. What is appealing about this particular style is that its floorplan delivers roomy living space. Similar to thecraftsman home plan, thefoursquare home planstyle was also part of the Arts and Crafts movement after the Victorian era, aiming for simplicity. It is usually two and a half stories with four rooms on each floor. Typically, the living room, dining room, foyer, and kitchen are on the first floor, and 3 bedrooms and a bathroom are on the second floor. Of course, one of its prominent features is the very large front porch with its large boxed pillars. At Home Patterns we understand that a home is a sanctuary not just a place to spend the day. latmcc speaks of the 230 MPH Chevy Volt

The electric GM Chevy Volt is expected to get a 230 mpg rating by the government when it goes on sale toward the end of 2010, according to General Motors. "Having a car that gets triple-digit fuel economy can and will be a game changer for us," said GM CEO Fritz Henderson. Figuring out the fuel economy ofthe Volthas been somewhat tricky since the car can drive up to about 40 miles using electricity only, which means that some drivers would never use the car's gas engine. After 40 miles the Volt's engine turns on to charge up the battery, but the Volt can also be recharged using a wall socket at work or at home. The 230 mpg EPA rating for the Volt is currently based on the government city driving, Henderson said, but he added that he believes the car's combined city and highway rating will be over 100 mpgsaid, but he added that he believes the car's combined city and highway rating will be over 100 mpg ...read more
