Garage planning process

Whether you are planning to build a conventional contruction (stud frame) garage or a more cost effective pole building (post frame) garage, designing a garage to suite your needs and budget can be simple or complex.However, the 'cost' of overlooking even small details can lead to frustatration and disapointment long after the project is completed.  However, before you can work on the specific details of your project, you will have to do some preliminary 'work' to determine what you will be able to build, based upon local zoning regulations.I recomend contacting your township (or borough) zoning officer early in the planning process to determine what your property regulations will allow. Note: A builder who is familiar with your township zoning ordinance can be invaluable in providing insight concerning what your township requirements will be and how to meet them in the most cost effective stress free method.  (It is better to find out early that you can only build a certain size or place long before you put alot of thought and energy into a building project than after you have made 'final decisions'). There are many potential issues that will need to be addressed from the permit process.  Size limitations, height limitations, setback requirements (distances from property lines) storm water control requirements (temporary and permanent).  This will help you decide 'where and what' you can build. Note:  If you do not meet certain zoning restrictions you have the right to file a variance application requesting relief from the zoning ordinance by the zoning hearing board in the form of a waiver.  A 'letter of denial' is typically issued from the zoning officer stating specifically what issues in the zoning ordinance your proposed project does not comply with and then you can decide if and how to pursue zoning relief.  In our next blog we will discuss how to properly size your garage and what design and finishes are best for your specific situation.
