Publicly non-traded REITs are not listed on SEC which is why they are less liquid but produce stable returns because they don’t have to undergo market ups and downs. The third type is Private REITs which are not listed on the SEC and work as an independent private placement. REITs generate steady returns and also increase the transparency of the investments. Mostly, REITs display calculated percentage of risks providing the investor with a clear view of what to expect out of an investment. Real Estate Crowdfunding Crowdfunding is the most utilized way of making an investment in a project and the most beneficial as well. Crowdfunding is the best option for non-accredited investors as only accredited investors are allowed to invest in individual properties. Nonaccredited investors can be a part of a pool of investors that as-a-whole invest in individual properties. A real estate developer raises money to fund the purchase of his projects through crowdfunding automatically inventing new business opportunities for smaller investors who own specific shares of the property and get stable returns in the form of increments in the value of the shares.
