I sold real estate recently in New York. Two problems. First, my existing Deed was a mess, we did some estate planning with another attorney, second, there was a sidewalk violation against the property as well. We had no idea either existed. The Purchaser's attorney and Purchaser's title company made it seem like it was the end of the world. Vincent Gallo cleared up both problems without as much as breaking into a sweat. Unbelievable.
