I looked at a house last week. The listing said “all updated recently, under warranty, all COs and paperwork in order”. I had an engineer from Heimer check out the house. The engineer told me the roof, boiler, and water heater were old. He told me the electrical service was not updated recently. And he told me that he doubted they had a CO for the second floor because of the way it was built.I wasn’t sure if Heimer was right, so I went back to the broker and asked for the paperwork, warranties, and COs. It turns out that the only paperwork the seller had was a listing from when they bought the house in 2008. Heimer’s engineer was 100% right.
