Charlotte Huntersville Matthews Area Home Sales for September, 2018

For the past several months, we’ve seen hints that the Charlotte real estate market was finally edging toward more balance between buyers and sellers. The latest figures strongly suggest those hints were not flukes, but were instead the first indicators of a much-needed correction. The numbers for the greater Charlotte region in September indeed reflect what could be the beginning of more balance. As of September 30, 2018, the median sales price increased by $11,362, or 5.1% compared to the same time last year. Inventory, the primary driver of home prices, shrank once again. The current inventory of homes for sale dropped by 1,351 units, a decrease of 11.7%. This left the number of months supply of homes for sale at only 2.5, a drop of 10.7% from September, 2017. So far, no surprises. But while we’ve been seeing similar monthly pricing and inventory figures for some time, this month’s report also includes some significant changes. For example, the percentage of original list price received has dipped by .1%. That may not sound earth-shattering, but it is an eye-opening change from previous months of steady increases of this key indicator. Then there’s the drop in the number of pending sales that have been contracted, but not closed, which went down by 6.6%. Many analysts accept the possibility that this long-lasting seller’s market is nearing its inevitable end, citing high prices, interest rate increases, salary stagnation, and decreased trust by millennials in the desirability of home ownership. With our region’s robust economy and desirable quality of living, we can expect continued demand for Charlotte, NC homes. Pockets of steadily increasing home prices will probably continue for certain communities, but the return to more balance overall certainly seems on the horizon. How to Prepare For a Home Inspection Preparing a home for an inspection is a very important part of the inspection process. A properly prepared home will ease the stress of the inspection, for all parties, by keeping the inspection running smoothly and may prevent additional fees charged by the home inspection company.The following is a list of items a seller should address before the inspection.Here is a list that may be helpful for you in preparing your house for a home buyer’s inspection.  Many of these items can be done at little or no cost and are part of a regular maintenance program for any home.UtilitiesEnsure that all the utilities are turned on before the inspector arrives. This includes: The Electricity, Water,&Gas; if applicable.ExteriorBe sure all exterior doors are accessible.Be sure all door locks are working properly.Be sure keys are available for all locked doors.Remove soil or mulch from contact with siding.   Six or more inches of clearance is best.Trim trees, roots, and bushes back from the foundation of the home.InteriorBe sure all doorways and closets are accessible. The inspector is not required to move furniture, personal items.Ensure that all doors and windows are in proper operating condition, including repairing or replacing any cracked window panes.Heating and Air Conditioning.Clean or replace heating and cooling filters, clean dirty air returns and plenum.Have the chimney, fireplace or wood stove serviced and provide the buyer with a copy of the cleaning record.ElectricalBe sure the main electrical panel and any sub-panels are not blocked.  (VERY COMMON)Replace all burned out or missing light bulbs.Replace all broken and missing receptacle and switch cover plates.Ensure GFCI receptacles are functional.PlumbingRepair any known leaks and all malfunctioning components, i.e. loose faucet handles, inoperable sink stoppers and ventilation fans.Be sure access to the under sink plumbing is not blocked at Kitchens and Bathrooms.Ensure that all plumbing fixtures such as the toilet, tub, shower, and sinks are in proper working condition.Check bath vents to see if they are properly vented and in working condition.Clear out areas under sinks so they can be inspectedBasement, Crawl Spaces and AtticsRemove all wood debris from the crawl space.
