Are rental 'specials' so special?

Hello again my North Bethesda Neighbors,   If you are going to rent a place because you are not sure where to buy, you can't afford to buy, you are not planning to stay more than 3-4 years, or for any other reason, you are about to encounter lavish, contemporary 'dream like' rentals advertising two or even three month FREE.   Just like every intelligent person who can do the simple math (with a little 'help' from the property managers) you add up the ten or nine months of FULL rent (the figure that appears in your lease contract) and divide the whole sum to Twelve months and WOW the monthly rent is so low you're saying to your self "well, they want me so bad and the price is so good for this beautiful apartment I'll take it!"  Hello?? have you ever thought about the consequence? did you ever wonder why they don't put the actual 'monthly rent' in the contract without giving me 2 or 3 months free?   What a lot of renters don't understand is that there is a reason for this presentation and there is a whole very well planned system based on statistics not necessary created for YOUR financial needs. Next year when you are all settled and comfy in your nice apartment there will be NO free months or if the market is really tight and you are an excellent negotiator you might get something off, but your total rent expenditures are going to be a few thousand more than the first year and you will probably be too stressed to start shopping around again for a new place thinking about the horrible move and the moving expenses. So instead you decide to stay  in the 'dream apartment' paying much more than you planned...   So, yes, it's mentally easier to negotiate with people who don't own the place and want you to move in rather than finding a Realtor who practice rentals or privately owned places to rent, but be ready for a big disappointment when the person who gave you the 2-3 months free, give you the "I'm sorry, but there is nothing I can do for you" look and you are stuck with a much higher rent than you can really afford. Not all rentals communities do that. Just be ready to ask the right questions and remember that there are pluses and minuses in renting from privet owners as from rental communities, do the research before you move in. ...read more

Short Sale

Hello my North Bethesda Neighbors,    What is a short sale? a lot of people hear that phrase all the time and don't like to admit they don't really understand.   Making a long story short and simple, a "Short Sale" is a phrase that describes a pre-foreclosure. A Short Sale is a situation when the lender is willing to 'forgive' part of the mortgage owned to him, and receive a lower sum of money than the mortgage balance.   Let's say for example, John Smith bought a house in 2006 for $500,000. John had $50,000 to put down toward the over-all cost and had to borrow $450,000. After 3 years he lost his job and could not pay the monthly mortgage payment so he had to sell the house, but by then the house's market value was only $300,000. The bank that was not receiving mortgage payments is willing to get $300,000 and 'forgive' the $150,000 of the total mortgage, because this saves a lot of money to the bank and it's also good for the seller who is not entering "Foreclosure". The "short sale" term describes that the bank is 'short' of the full amount. That is why you also see the term 'third party approval' - because it's not only the seller decision to sell and for how much - it is mainly the banks decision.   So if you are thinking of buying, and you are not pressured for time, (the bank usually takes its time and does not give a quick answer), if you o.k. with a possible negative answer after all the waiting and will need to move on to the next 'bargain' - you can find very good deals out there and buy the house you could never afford otherwise! It's not as fast as buying a foreclosure, but in most cases the house is in much better condition, the price is almost the same as if it was a foreclosure and it may even feel better - you are helping a homeowner to recover from a very unpleasant situation. ...read more
