How to choose a general contractor.

When looking for a general contractor, be sure that you check out all of their licenses, insurance and at least 5 references.  Try to get 2 references that are at least 2 years old.  Check with the BBB or the Home Builders Association.  Are they in any associations, like the Chamber of Commerce and do they live in your area?  Talk to them about how they get their draws from you and if they need any upfront money. DO NOT give them cash or the entire amount up front!!!!  Find out what they need to purchase before they start and get it in writing. Getting more than one estimate is always a good idea. When getting an estimate, have them write out in detail as to what they are going to do, so you can compare apples to apples. Find out if they have the kind of sub-contractors who can help them or if you need to look for that kind of help, yourself.  Always sign a contract so that there is a binding document about the cost and the job details and when the job should be finished. While the job is being done, there may be on-the-job problems.  Make sure that the contractor lets you know about them asap so you can have a plan B. The punch-out process is a must! Write out a list that must be checked before giving them the final payment!
