The low inventory levels this year affected closed sales compared to 2016 in Oswego’s single family detached homes category by a pretty significant amount. In August, 2017 we had 38 closings vs. 2016’s 71 closings. A major drop in closed transactions. The price points show that 2017 has definitely seen an overall increase in prices with the low end showing $175K vs. 2016’s $141K for the same month. We currently have 121 Active listings. There are 13 New listings that are 7 days or less. We have 13 price changes. Total available homes: 147 Under contract there are 80 homes with an additional 9 homes ready to close in the next few days. Almost as many as currently available. Although 2015 home sales were up 8.8% from 2014's 487 units to 530 closed home sales, the Average Home Price was only up 2.7% to $250,574 from 2014's $243,929. The median average home price was up only 2% from 2014's $239,900 to 2015's $244,750. Most of the surrounding communities stayed in the single digits on price appreciation whether median or average. The only local town to see double digit increases was Aurora, IL - where median home prices rose 20.7% to $175K from 2014's $145K. Aurora's average home prices rose 13.7% to $193,228 from 2014's low of $169,927. Don't believe those marketing post cards that say prices are up in your area unless you happen to live in Aurora, IL!
