How To Know When Your Home Needs New Siding

Your home's siding has a tough job. It's responsible for keeping rain, snow, and wind at bay, protecting the interior of your house and those within it. At the same time, it's expected to maintain its aesthetic beauty, giving your home continuous curb appeal. Unfortunately, nothing lasts forever. Constant exposure to the whims of Mother Nature will slowly exact a serious toll on your siding. Years of abuse by the elements will start to erode its attractiveness while exposing your home's interior to water damage and other problems. Most homeowners lack the familiarity with their siding to know when it needs to be replaced. They often wait too long. By the time they call a siding contractor, its dilapidated condition has exposed their homes to serious - and costly - damage. In the space below, you'll learn how to determine when it's time to replace your siding. The most important thing to remember is that the longer you wait after observing the following signs, the greater the risk you take with your home's integrity. It Requires Frequent Painting The paint on your siding should last several years, depending on the material from which the panels are constructed. Wood tends to have the most difficulty holding paint. Even under the best circumstances, it needs a new coat every few years. By contrast, fiber cement siding should only need to be painted every ten to fifteen years, if not less often. If your siding needs to be painted more frequently than is normally the case for its base material, it's time to consider replacing it. It Has Suffered Considerable Damage Damage can manifest in several ways. Cracks, divots, missing chunks, and warping reveal more than just a problem affecting aesthetics. They indicate deterioration. Worse, the disrepair sets the stage for water leakages, which can be especially problematic during the wet months of the year. Severe leaks can lead to expensive repairs depending on the extent to which water affects the drywall and interior. To clarify, a few cracks and scratches, or even minor warping, rarely pose a major issue. But if the damage is extensive, replacing the siding is likely to be the best and perhaps the only long-term solution. The Surface Has Undergone Severe Fading In the context of indicating that your siding's shelf life has finally expired, fading is mostly an issue with vinyl panels. Unlike wood and fiber cement, vinyl does not require paint. If the surface has become severely faded, it implies the siding is old and in poor condition. Assuming that's the case, it's unlikely to provide sufficient insulation or protection from wind and rain. If your house has vinyl siding and it's showing its age, now may be a good time to consider switching to fiber cement siding, a more durable product. There Are Signs Of Dry Rot Dry rot occurs when fungi starts to digest the layers directly underneath your home's siding. It erodes the strength and integrity of the panels. Unfortunately, once it develops, it's difficult to treat. To check for dry rot in your siding, visually inspect the length of each panel. Tap the surface with the blunt end of a hammer or screwdriver. Because the panels' underlying layers will have suffered decay due to fungal growth, the surface over which dry rot has developed will show signs of weakening. If the damage is limited to small areas, you may be able to stop the dry rot by applying a specially formulated epoxy. Extensive damage requires residing your home. You Need To Lower Your Energy Costs If your home has poor insulation, you're likely paying hefty heating and cooling bills. One way to lower your energy costs is to re-side your home with a material that offers a higher R-Value. This is a measurement of how well a material resists the passage of heat. Simply put, the higher the value, the better the insulation. Few homeowners realize that wood and vinyl siding offer, at best, meager insulation. Neither material is designed to provide it. As all of Illinois has dropped into the deep freeze over the last few weeks, snow and ice storms have once again moved into the region. All of this cold weather and the impending precipitation to follow can put significant strain on a home’s roof and, if left unchecked, a damaged roof can lead to considerable heat loss, excess ice buildup and potential damage throughout the home if leaks develop. Here in Northern Illinois it’s especially important that homeowners keep a close eye on their roof. Here are six important pieces of information to know and understand about how your roof is functioning.   How Old Is It? Aside from weather, the primary contributor to roof damage is age. Your roof is constantly exposed to the elements which are always working to degrade its integrity. Even in pleasant weather, the sun’s rays can still cause damage over time. While some roofing materials may last longer than others, no roof is built to last forever. It’s important to know how old each part of your roofing structure is, any repairs that have been done and how long the current materials are expected to last. Asphalt shingles for example may be guaranteed for anywhere between 10 and 30 years, but that doesn’t mean that damage or leaks won’t develop sooner. Are There Visible Signs Of Damage? In many cases your roof is all too easy to ignore until it’s too late. You might be surprised by what you notice when you take a good look at your roof, even from the ground. It’s a good idea to give your roof a visual once over every year for signs of wear or damage. Ice can wreak havoc on a roof, so spring is the perfect time to do a visual inspection. Even if you don’t feel comfortable climbing up on your roof, take a lap around your home to see if there are missing shingles, damaged flashing or any other obvious issues. This single task can save you hundreds or even thousands of dollars if you’re able to identify an issue before it becomes a serious problem.   Are There Signs Of Damage Inside The Home? It may sound counterintuitive, but there are things to look out for inside your home that might be caused by a problem with your roof. Obviously any mysterious wall or ceiling staining, bubbling or peeling should be investigated immediately to ensure that there is not a roof leak allowing water into the home. Moisture in a fireplace may also indicate a problem at roof level as seals and flashing will degrade over time. Even increased energy costs can be an indicator of roof problems. Water leaking into the attic may saturate insulation, causing it to lose its R-value and leading to additional heat loss that might then cause more ice buildup on the roof, exacerbating the issue. Also keep in mind that leaks can lead to problems with mold and mildew if left unchecked so it’s vital to address them as soon as they’re detected.   Does It Drain Properly? The ability for your roof to properly drain will allow it to remain free of water and ice buildup which are the mortal enemies of most roofs. The areas were peaks and eves meet are particularly important as this is where water running from different areas of the roof meet. Over time, the underlying structures in your roof can settle or warp, causing sagging that can lead to water buildup or peddling. Take the time to assess how your roof is draining and if there are any areas that frequently remain saturated.   Are There Signs Of Mold Or Rot? If there are areas of your roof that don’t effectively dry out, they are far more likely to suffer from mod or rot. Parts of the roof that look dirty or stained may indicate that there is a problem with mold growth or rot. It’s important to be careful when investigating these areas as there may be underlying structural damage as well.   Are Edges, Chimneys, Vents And Skylights Properly Sealed? In many cases the smallest and most difficult to see issues can lead to the biggest problems on your roof. Cracked or missing caulk or rusting flashing can lead to significant water infiltration. Even rubber seals and boots around roof vents can become cracked and brittle over time and may lead to leaks. These areas should also be regularly inspected to ensure they remain water tight.
