Finishing your basement adds value to your home because it adds square footage. But you need to be smart with the square footage you add. Bedrooms, bathrooms, and even kitchens all are good choices for a basement. If you add all of those then you could get a 180% return on your original investment at sale time. Even if you do just finish out the basement without assigning a room you will add value just not as much. You also need to make sure your basement is moisture proof, if not you will lose all that you put in! Moisture problems are the most common complaint of homeowners and most basements develop water seepage within 10 to 15 years. Water carries dissolved alkalis from the concrete and soil. Water vapor condenses on cool surfaces ("sweating walls" in the summer) or when trapped under a covering, and activates the alkalis in concrete. Alkalis dissolved in water attack fatty acids in paints and adhesives (saponification). All paints or surface sealers will peel or blister. If you install floor tiles, sheet vinyl, linoleum, glue-on wall panels, it will trap moisture and the glue will disintegrate. The alkalis even attack carpeting, floor coverings, and the concrete itself. Lime from inside the concrete forms efflorescence (whitish minerals), which easily lifts paints and floor tilesWhen choosing your contractor ask them if they know about waterproofing basements and protecting your new investment. If not get someone who does! There are so many things that people are doing with basements during these times. With the recession some of you may have a full nest again. Instead of your guest keeping you up at night taking showers, opening and closing the frig and cabinets and on the internet, they can move to the basement and let you sleep in peace. Your basement is now the new "mother-in-law" suite of old. Once the nest is empty again then your new footage makes a terrific guest room of if you have a pool a wonderful pool house. There are alot of different ways your basement can be finished. You can go with the traditional drop ceiling and sheet rock walls, or if you have the room you can install a sheet rock ceiling. Also there are the new walls that can be installed and are finished as soon as installed. Quick, efficient installation, since wall panels include insulation, wallboard and finished wall surface. Battens with a matching surface finish snap in place between panels, eliminating the need for taping and finishing joints. This design also simplifies panel removal.
