I am a currently a realtor and a real estate appraiser in the Lake Oconee area of Georgia, about an hour and a half from Atlanta. I have to admit, Lake Oconee is one of the most beautiful places to live in the country. I have been in the Real Estate business over 30 years now in two different states, Texas and now Georgia. I have owned both commercial and residential property as an investment for income. I absolutely love Real Estate. That being said...Up until very recently, you were in either a buyer's market or a seller's market, really depending upon where you lived at the time. Of course we currently are experiencing neither. I mean it would be (and should be) a buyer's market. Seller's need to sell and have slashed prices to levels we've not seen here in a very long time. However, because of the current economic conditions, buyers can't get financing because the banks won't lend money.This makes Real Estate incredibly hard to purchase AND sell.Real Estate, in general, has been in the doldrums for quite a while now and the people hurt most by this condition have been the sellers. For those sellers fortunate enough to have some equity in their homes, seller financing has become the norm rather than the exception. This can be good or bad depending on how you look at it.
