River Mill Apartments

I moved here because of the location, but it is not worth what I have had to go through with this apartment complex. I have spent the last 6 months having to deal with constant noise from construction workers "upgrading" the apartment, yet our dishwasher hasn't worked since I moved in! Not only that, but our refrigerator is constantly going out, and so is the air. The apartment is impossible to keep cool in the summer, driving our electricity bill up. Not to mention, there is mold in the air conditioner closet. You would think that with all of these "upgrades", they would replace their 20 year old appliances (the model dishwasher is from 1987!) They also close their pool, clubhouse and gym claiming that "the city shut it down" so they've been "fixing it" for the past month now. THAT DOESN'T SOUND SAFE! Neither does the constant electrical issues we keep having all over the unit (ground loops, circuit breaker tripping all the time). I cannot stress enough- DO NOT MOVE HERE!!! ...read more

Absolutely one of the worst properties I have ever rented. We have continuously had problems with our A/C and bugs. Cockroaches have infested the downstairs almost every time it starts to warm up outside.. no matter how many times we have deep cleaned and sprayed our house (& we are not messy people). Our A/C has gone out AT LEAST 8 times since our lease began. This past month we had maybe half a week of running A/C.. or maybe just the cooler weather that kept the temperature a little lower. On average, our house has remained at 85 degrees or higher. What's the way Rent Athens/The Woodlands has responded? "It's fixed" or we're waiting on the homeowner, who refuses to put forth money into repairs, to approve. When you're not dealing with cheap homeowners, you're dealing with the HORRIBLE staff who works the office (& works with Rent Athens as well.) They are extremely rude and will only discuss matter that pertain to fines being paid. If it is anything inconvenient or a burden to them, don't expect an answer. Please... take heed... Do not move here. I moved in under MAA management. Towards the end of my stay, Bell Partners bought the complex and have since made living here a DISASTER!!! Not only did they fire all of the sweet ladies that worked in the office, the new Regional Manager is a nightmare! She is all over the place- doesn't remember conversations, makes empty guarantees. I signed an additional 60 days onto my lease, and upon moving out I let the Regional Manager know I would be leaving a few days early. She then laid it on me that in addition to signing on an extra 60 days, I had to inform them that it would be MY LAST 60 days. Now they are charging me over $1,000 in fees and rent for when I didn't even live there! They of course charged additional cleaning fees, charged me for utilities when I wasn't living there! Well, Exchange is a mess. - When you sign your contract make sure you read everything. Exchange tailors to a student market so they really take advantage of your inexperience. - The internet is splotchy. For past month or so it goes out right at 11:00AM and doesn't come back on until 5:00PM. Me, my roommates, my neighbors all have been constantly putting in requests to get this fixed. Hopefully something will happen at least a month from now. - The staff at the front office are some of the most disrespectful people I have had to deal with. It goes back to the contract you signed. You got to watch out - they know you are just a student and they know you can't do anything because the have your name on the line. - The find unnecessary ways to charge. With rent not being filed correctly, damages that don't exist, and for problems the existed when you moved in. If I could give this apartment no stars, I would. This is the worst experience EVER. Bugs are everywhere, no maintenance requests have been answered for a month, apartment had mold in bathroom when moving in, no parking, and management is HORRIBLE!!! The supervisor will YELL at you and make you feel inferior. I am seriously considering getting a lawyer to get out of this lease. They show you the model which is a luxury unit and tell you the only difference is the furniture. WRONG!! They have told us that none of our repairs will be fixed until all the luxury units are finished being fixed. My roommate had to sleep on a broken bed for a week!! Dont rent from Parkers and Associates. Plain and Simple. They dont care about their residents and are EXTREMELY rude and unresponsive. I hope you all never have to deal with Teresa and Kristin and the rest of their awful staff. Since I ve lived here, I ve been charged random fines, charged for apartment maintenance that s THEIR fault, and they have been nothing but rude and unhelpful. I ve previously lived in an apartment off Riverbend and I regret ever moving here. Their prices are also inconsistent (it s not uncommon to have someone in the exact same apartment paying a different price than you). Me and my girlfriend just moved into Athens Highland. I just moved to Athens for Grad School and couldn't be happier thus far with my decision to live here. Parker, the property manager, went above and beyond in helping my transition to Athens go smoothly. The apartment was super clean and well taken care of. The maintenance staff is very efficient and takes care of any issues in a prompt manner! It is very quiet out here and great for those who are looking for a clean and quiet place to live. if you dont mind the whole neighborhood sitting in front of the building all the time epecially on the weekends, or the management counting every penny that comes to your apartment then you wont mind living here. Watch out! Sherry the property manager screwed us out of our security deposit. We thoroughly cleaned the apartment and she knew when we were moving out. She wouldn't tell us when she was going to do the inspection and then said we chose not to be there so we weren't able to defend ourselves in the inspection. We rented a duplex from Delta Realty for 5 years 1997-2001. We were shown a duplex in perfect repair and given one with huge stains on the carpet, and severely torn linoleum. Replacement of the linoleum were not made until I call stated that my baby was trying to eat it, and I was holding them legally responsible if harm came to him. The staff is polite, until you are under a lease, and then they could care less. This company was horrible horrible horrible, and I wouldn't do business with them again if my life depended on it. I have lived in the View Pointe Apartment complex for 9 months now. The apartments have been very quite, as well as safe. Any problems I have had with appliances in my apartment have been attended to in a timely manner. Upkeep to this complex is done weekly keeping the complex looking very nice. I would definitely recommend these apartments to any college student who enjoys the quite to study, and occasionally has friends over on weekends. Or to any couple around the age of 24-31.
