Athens is full of lousy landlords who prey on young adults. CS Hamilton should be avoided , no matter how reasonable the rent might appear to be. They will withhold a "cleaning fee" when you leave, even if the apartment is perfectly clean, with no damage whatsoever. They will do all that they can to avoid a walk through inspection and they will pressure students to sign documents that take away their money and their rights. The cleaning fee will be about the amount that it will cost to file a lawsuit against them ($95).We took care of the German roach infestation in the apartment ourselves, so that my daughter could live there. We rented a house from them for a year. While we lived there we had many problems. Early on, our a/c broke when it was over 80 degrees outside, and they didn't fix it for a week so that they could find a cheaper used unit to replace with. Then we also had an upstairs shower that started leaking through the ceiling into the living room, and while they did come fix it, they didn't repair the huge hole in the living room ceiling for a couple months, and when they did they just put a vent cover up there. But by far the biggest problem were the bugs! From day one, there was a huge roach infestation in the kitchen/living room. We contacted them multiple times early on after trying and failing to take care of it ourselves, and were told that it's not their responsibility. Someone did tell us that they would send someone out one time, and after that it was our problem, but nobody came. Hiring KRS, LLC to manage renting my home after I moved out of state is one of the biggest regrets of my life. They are completely unprofessional and trying to get in contact with them is a herculean task. After getting a tenant who paid 5 months up front, we only saw a couple hundred dollars after that and they failed to evict the tenant after months of this. Also, even after receiving a writ in our favor for money owed against the tenants, nothing has been done to collect the money. I wish I didn't have to leave any stars at all on this review.
