I moved into a property that had extensive damage, and was assured by Lisa Beard that I should just note everything on the move-in inspection sheet and I would not be held responsible. I went through the home with a fine toothed comb noting every little defect. WHAT A LIAR!!! She is now trying to blame damage that existed when I moved in on me despite my writing it on the move-in inspection sheet!! Good thing I had several people who helped me move in and who will testify in court that the damage was there at that time!!! Not to mention the fact that the home was filthy when I moved in and required over $500 worth of cleaning service to make it livable! BEWARE! DO NOT DO BUSINESS WITH THIS COMPANY! They are liars and will try to cheat you out of money you are rightfully owed! I've tracked down the owners of the property through tax records and will be contacting them to let them know what kind of company is managing their property. I'm also lodging an official complaint with the Better Business Bureau so everyone will know how shady this company is. STAY AWAY AT ALL COSTS!!! ...read more

Pensacola October 2016 Market Update

As the weather cools down and the seasons are changing, it's a great time to look at thePensacola Real EstateMarket and how it is changing. We used to hear the old adage "all real estate is local". This statement was proven completely false in the last crash. Real estate is locally affected in the aspects of supply and demand, reflecting in sold price and average days on market. However, there are overarching themes that equally, I would argue, affect the market. These themes include, but are not limited to: interest rates, lending restrictions, the political climate, and overall economy (and let me expand on that one). One example of the US economy directly affecting buying power is health insurance costs. Let's say, for example, the average family was paying $400/mo for healthcare before the affordable care act. Nowadays, the same family could be paying $1000+ dollars a month. This takes away from the consumer's buying power. Though this insurance cost does not reflect in the debt-to-income ratio of the consumer, it is felt in their bank accounts when they're deciding on how much of a monthly payment they can afford. Let's zoom in to Pensacola, for a moment. The average days on market is going DOWN which is a sign that were are trending towards a seller's market. Average home price is going UP. The home flippers are still in full effect, although there's less inventory available that would meet their criteria. Wherever "deals" can be found, they are being found - then subsequently rehabbed and flipped or rented out. On the subject of downtown. Pensacola's downtown is trending in a positive direction. We have several developments actively going in and several more being proposed. It appears that bigger ideas are being formed but are able to attain funding. If we actually had the money to complete all the ideas that I've heard circulating, well, our downtown would be AMAZING. There's a couple, um, concerns that Pensacola is continuing to deal with in regards to growth downtown. 1.) Lack of high-paying jobs 2.) Government regulation, e.g. the ability to get much done without the city council and the mayor shutting it down. New Wal-marts are moving in, roads are being widened, the apartments are going up (The Crossings at Milestone), traffic is terrible - all signs of growth. Navy Federal is fueling this growth. And to add to that equation, the new "light industrial" park right next to the Navy Federal at Heritage Oaks is only going to compound growth.
