Home inspection referrals, Anderson Home Inspection (AHI)

Thank you for reviewing this newsletter. This is the first of at least a quarterly publication. The information following this one will outline more toward the Realtor and the Realtors client. The goal is for you to look forward to this newsletter as it will be focused on you. But for this one, it must focus on us, why choose us for your inspection? Of course I could say we inspect the structure and roof. We all do that. I could say we provide a quality inspection and report. We all say that too. If you do not know us, why choose us? My goal for now is to show you why. If 100 inspectors were lined up against the wall, why would anyone choose AHI? What makes AHI better than the other guy? A little back-ground first: AHI has completed about 10,000 home inspections. Digital photos and computer reports with a video on some homes when needed. I am a Certified Real Estate Inspector with the National Association of Home Inspectors. There are many things required to keep my certifications but this is not what separates us. Here are some things to compare. So far, we have never been late to an inspection. We have ADT security come to every home to inspect the security system for free. We provide ice cold water to the clients/realtors in hot weather. (Sometimes donuts too) We have all of our insurance and license paperwork on hand during the inspection. We put out a sign letting anyone know there is an inspection in progress to prevent unexpected guest to walk in which has happened in the past. I could go on and on for these little things but it's the little things that make a lasting impression. Most client do not know the inspectors name 15 days after the inspection. This is because there are 3 parts to every home inspection, most inspectors do not do step 3. There is a beginning, a during and an end. If the inspector does not properly end the inspection, the client is confused about the findings and sometimes walks away thinking things are worse than they really are. The important thing here is to end the inspection with proper communication with the client. Often, it is not what you find, its how you present it.I let every client know that for as long as they live in the home, I am a phone call away. If something fails, all they need to do is call me and I go there to see what the problem is, for free! That right, for free! I have been to many homes that it was something really simple. Just the other day, I got a call that an HVAC system had to be replaced for $6,500.00. Yes, the system was old but when I inspected it early in the year, it was running fine. I suggested a good cleaning and service at that time. The client called the realtor and the realtor called me. I was there in 10 minutes! The client was impressed. The client called a company that advertized a $29.95 cleaning and tried to sell him a system and said his system was junk. He was trying to take advantage of my client. As it all turned out, the system was cleaned a few day later by a different company and is functioning great. This is one of the many things I do that is not typical for a home in-spector. (For a list of referrals, simply ask) Now, Realtors and Home Inspectors have something in common. Each and every person should be able to give 12 referrals. 12 is the magic number. The most important referral is from your client as whoever they refer to you, that person will be your next client. If you handle it correctly, you will be able to get 12 referrals from each and every person you know and meet. As a Realtor in your business, referrals are the key to your success.
