Summer Home Maintenance List

The warm months are here and while you’re enjoying some extra hours of daylight, it’s also a great time to catch up on some maintenance tasks that have been neglected during the winter. While your list might vary a little, here is a great starter list to help you tackle some of those much needed maintenance chores this season. •Yard Maintenance- It’s time to schedule that weekend yard project. Trim trees and shrubs, mow the lawn and plant some flowers. Clear debris from rain gutters and if needed add new mulch and correct drainage issues. •Touch up Paint and Siding- Review the exterior of your home for chipping paint or worn siding. Examine the trim as well as areas by the ground for signs of moisture intrusion and repair any area showing wear. •Furnace and HVAC Systems- Have your furnace and air conditioning systems serviced and cleaned. •Clean and Inspect the Chimney- Another common fire and safety concern is the chimney. Order a cleaning and make sure there is a spark arrester which meets current codes. •Check the Roof- Check for evidence of roof leaks and correct any current problem. This is also a good time to repair any old water damage in ceilings in the home, garage or attic. Spend a little time this summer to prepare while the days are long and the weather is mild. The Difference between a Short Sale and a Foreclosure

Fortunately we are starting to see less distressed properties for sale in most markets, but they do pop up. Often buyers are confused about the common terms used; short sale, foreclosure, distressed are all terms found in listings and can be confusing. First of all, the term “distressed” is a catchall term for any property that is not being sold in a more traditional manner. It certainly includes both short sales and foreclosures, but can also be used to describe a severely damage property which might not be able to obtain conventional financing due to lack of livability. Short Sale A short sale is a home where the seller owes more than the home is worth and is asking their mortgage holder to accept less than they owe in the sale. The purchase price must have their lender approval. Foreclosure A foreclosure is a home which was lost by the previous owner and is now being offered for sale by the bank that held the old mortgage note. Tricks to Stage Your Home For Less

If you are ready to put your home on the market, you already know that how it looks can make a significant difference in the sales price. If you are on a budget and don’t want to hire a professional stager, there are still some changes you can make which will create a big impact. • Declutter; pack up extra “everything.” Remove anything you don’t absolutely need from every room, closet and cupboard. A cluttered closet looks small and uninviting. • Replace curtains, bedding and towels with light neutral colors t o make the room look larger and bright • Paint a room or two with modern colors • Store furniture to make the room look larger • Stage the kitchen with wine and fruit. Skip the fake table setting and create an image of an intimate meal with a nice bottle of wine. The key to staging is to edit, edit, edit. A small investment in a few storage tubs filled with books, clothes, pictures and anything unnecessary will go a long way and very inexpensive.
