Wrightwood Real Estate Market Conditions and Home Trends

Using the same assumption for the months of March, April, and May there is a significant upward trend happening in Wrightwood. In March, there were some good indicators for increased sales activity in Wrightwood. Assuming all pending Wrightwood homes will sell, there is 41.18% sold ratio with the remaining 58.82% active listings awaiting a buyer. This ratio is not only on par with the highest sales trend in the nation, Los Angeles, but it exceeds it. This possibly suggests that many people from surrounding areas are in search of an affordable refuge in the nearby mountains of Wrightwood, which borders Los Angeles County. Not enough can be said for the month of April, but the word that comes to mind is skyrocket. Wrightwood home sales jumped to a staggering 47.52% with another 5% pending. Wrightwood has not seen a summer month sale like this before which indicates buyers are out there looking for value. As the economy and job markets recover, more and more people will be looking to buy homes close to metro areas. There are a couple of factors contributing to the decline of May. First, history shows that May is the beginning of the "slow season" as tourists retreat Wrightwood and return to their primary homes. Second, with April having so much activity, inventory lessoned, thus leaving many of the homes that have been on market for a significant time. If you're having some issues selling your property, "staging" might be a way for a quicker sale and getting the best price for your home. Some useful staging tips: A neglected front door: A clean new door will add spice to your curb appeal. A new door is ideal; however a fresh coat of paint and new hardware will certainly do the trick. In addition, new house numbers and a colorful plant will welcome potential buyers. Clutter: An unorganized space can leave the buyer confused. Remove toys, newspapers, and even your animals when you are hosting an open house.  Chaotic living room: Replace large oversized furniture with functional items that don't overpower the room. Example: If you have a large sectional, substitute a loveseat flanked by two armchairs. This will not only serve the same purpose as the sectional, but it will create a conversation area and make the room feel larger. Not too Bare: An empty living room leaves the buyer unable to visualize themselves in the space. Give space a purpose: A messy or unused room leaves the buyer confused on how to use it. If a room is small, make it cozy. Fresh light colored paint will give it a grander appearance. To save money, make a daybed out of a blowup mattress with neutral bedding and pillows. Doing this will show buyers that the room will be comfortable for their visiting guests. Bathroom: Remove any personal products as it gives an unsanitary appearance. Consider candles, baskets, and towels to give that spa like feel. The real estate market for the Southern California mountain community of Wrightwood Calif. peaked in June and July of 2006. Since then Wrightwood Real Estate has seen a continuous downward deterioration of home prices and activity. Although prices remain soft the Wrightwood real estate market activity seems to be experiencing an uptick. In January and February 2008 seven Wrightwood homes were sold. In contrast, in January and February of 2009, 15 homes sold almost doubling that of 2008 for the same period. It may indicate that Wrightwood mountain home sellers are approaching the price points that are meeting that of the buyers expectations. The main barrier to sell, in these times, seems to be the home lenders. They have shifted to the opposite extreme of the spectrum concerning credit. What we are currently experiencing is well qualified buyers having trouble qualifying for modestly priced loans. Wrightwood's Park Place Realty currently has multiple offers that are in a state of in limbo while anticipating and awaiting bank responses. With the onset of Spring real estate foot traffic in the mountain town of Wrightwood California seems typical for this time of year. We have noticed numerous local mountain home sellers transitioning their homes into the rental market as opposed to the further lowering of prices due, in part, to the stability and increases in rental prices and overall activity. These are good signs showing that we may be approaching a bottom in terms of real estate prices.
