I started this process with American Financial Resolution first with a gentleman by the name of Marc Gurney who sold me on the ideal they could help me modify my mortgage. Then I was passed on to Several processors first Perla Lee senior processor then to a Delilah Smith senior processor and finally to a Steve Po senior negotiator. It has been a year and no progress they never return calls they don't respond to emails I requested my money back which they state in there paperwork if they can't acquire a modification that my money is fully refundable but of course I get no return calls. They are now going by the name Ideal Financial #877-988-4592. I have spoke several time with Kenneth Adler who has tried to assist where he can but to no avail. ...read more

Banks paying CA homeowners up to $35,000 to SHORT SALE their homes!

The new plan announced TUES  will pay borrowers between $2500 to $35,000 for moving expenses etc when a short sale is finalized. The banks expect the greatest response from customers in Florida, California and Nevada. This was a pilot test program in Florida last year with super success. Bank of America paid up to $20000 to borrowers who short sold their homes in this program so far. If the homeowner is deemed eligible...the banks will determine a sales price on the home so the agent can list it at that price. Once owner receives an accepted offer, you can move towards a quicker close in addition, these homeowners will owe NO MORE ON THEIR MORTGAGE with the sale of the property. The owner can even use the funds from the RELOCATION ASSISTANCE monies to pay off existing liens or to help with relocation expenses. Homeowners interested in this money..need to act quickly since this is limited-time offer you don't want to miss out on. The big banks are changing their programs all the time now and could change these figures anyday. The relocation assistance monies will be paid at closing. In addition, the short sale MUST be initiated in 2012 BEFORE the end of the year, in order to qualify. Also, super important key issue. *DECEMBER 2012 marks the end of the Mortgage Debt Forgiveness Relief ACT of 2007..which basically allows homeowners doing a short sale to be FORGIVEN on the deficit amount. Right now, while the Relief Act is in place...those doing a short sale normally do NOT have to pay taxes on the deficit amount. It is written off on their taxes by filing a 1099C form which is a cancellation of debt form. This deficit amount was NOT income,  owner will NOT be taxed as such. If Congress does NOT extend this Debt Relief Act PAST DEC 2012...you'll have a wave of homeowners being taxed on the deficit as income.  OUCH! For example...You bought a home for $500,000 and now in the short sale, you sell it for $300,000! You would report the $200,000 deficit on your 1099C  cancellation of debt form and NOT be taxed as income. These short sales NEED to be completed by DEC of 2012.  No one knows if the DEBT RELIEFT ACT will be extended into 2013, sooooooooooooooo those that want huge amounts of relocation monies from these banks AND want to WRITE off the deficit amount on their taxes as a cancellation of debt...need to JUMP on the bandwagon and quit being a deer crossing the road with the headlights coming straight at them. *Another important tidbit for California homeowners to remember is that SB 468 is in effect! This means that since Aug of 2011, Gov. Gerry Brown enacted SB468 to help homeowners doing a short sale in CA only. This states: THE SHORT SALE IS FINAL  meaning bank can no longer pursue you for any deficit AFTER the short sale! Also: the homeowners DO NOT have to come up with any more CASH CONTRIBUTIONS during the short sale! In addition: the homeowners DO NOT have to SIGN any more PROMISSORY NOTES to do the short sale! If anyone forces YOU to fork over ANY monies to do a short sale...RUN! If you need help.... or answers....with no BULL! Contact someone whose negotiated over 400 short sales and gotten them APPROVED!
