I'm a rehabber with over 15 years of experience. The new way of borrowing is private money loans. It is so much easier to get approved by a private lender then from a hard money lender. These guys fund the rehab and most of the fees which makes it much easier to do a deal. No money down, very little background check, much easier to get approved. If you're contract with you trash hauler is up and you're looking for the best rates, it may not be enough to simply call around to you're city's waste haulers and ask for a quote. The standard procedure for a trash hauler is to ask you what container size you have now and how many times it gets picked up. They will take that information and calculate their bid numbers. The problem is if you're not diligent with watching the trash flow of your business you run the risk of getting over serviced and overcharged by the new guy as well as your last. Lets say that your business has a 3 yard bin picked up 3 days per week. If you tell the hauler that, that is what he will bid. But you may not realize that a 4 yard bin picked up 2 days a week might be sufficient for your business needs and come in at a lower cost. Your trash hauler may know you're getting over serviced but they are never going to tell you about it, because its more money for them. If you're new to business or renting out a larger facility, but don't have it figured out exactly how much trash your new business is going to produce, the hauler may quote you a service level that they think is appropriate for the general square footage of your building. And it will usually be more than is necessary. Either the bin size will be too big, or the number of service days will be more than enough. Be careful that the salesman doesn't just tell you the standard size and service frequency for your business and give you the price. You can always start small and increase if necessary. ...read more
