No One Makes a Penny Until a Sale Is Made

“Nothing happens until someone sells something.” Henry Ford With that being said, sales should never be manipulative and should never be pushy. Think about having a world-class waiter serving you in a five-star restaurant making recommendations on the wine menu. Selling is part of the natural human interaction. Teachers sell and persuade their students to learn. Parents sell their daughter on who to date. Spouses sell each other on where to go to eat dinner on the weekend… Understanding that everyone is in sales is essential to understanding the buying process. According to Zig Ziglar it is pretty simple “selling is nothing more than the transference of a feeling… if you can make the customer feel that way you do about your product (service), then your customer will buy your product (service). When done right, real estate sale’s is an honorable and noble profession. It is right for your doctor to sell you on taking care of yourself, and for your pastor to sell you on the value of a rich spiritual life. It is unwise and unfair to lump an entire profession with a stereotype just because of few in the industry don’t practice their craft with care. Selling is one of the highest-paid professions in the United States, and rightfully so, as it is all based off of the risk/return relationship. A real estate professional is taking a higher risk (no guaranteed pay-check) than a person working 8-5 for a company. The ‘carrot’ for the real estate professional is there is no glass-ceilings on earnings. It is a little know fact that is larger real estate companies one of the tracks that most often lead to “C-suite” and higher management positions in the organization is through the sales pipeline area of the company. The bottom line is this. Everyone is in sales. If a real estate professional does their job correctly and their client has a wonderful ‘total experience’ they will likely remain a client in the future, and there is a high probability that they will refer other clients. It means treating each person in a consistent manner, all people are treated the same in each encounter regardless of circumstance, with courtesy and respect. Pretend it didn’t happen… or admit it happened?

Someone once said that no one ever sized up people more accurately than the person who invented the pencil eraser. Everybody makes mistakes – large and small. To get maximum attention make big mistakes. Maybe this is why BanCorp Realty gets a lot of attention, we are far from perfect. If you think you are working with a perfect real estate broker who has never made a mistake with a perfect track record in the marketplace, you are only kidding yourself. When it comes to success in real estate it is not the number of mistakes you make; it is the number of times you make the same mistake. If you can grow from your mistakes, learn to fail successfully and handle the mistakes, you will become a true asset to your client in the field, truly able to represent them professionally not fearing making a mistake because you already know you aren’t perfect and no one else is either. To get maximum attention, make a big mistake. To cause maximum damage, fail to admit it. If a Realtor makes a mistake in the process and they do not admit it to their client immediately there is an immediate lack of trust, and if there is not trust, there is no relationship and you might as well tear up the contract because it is worthless. The mistake being made here by the Realtor could have been made without even the client being aware of it; but if you want to be a true professional your client still needs to know about it. Here is an example. Let’s say you take a listing on a home and the following weekend your client goes out of town on vacation. The next Saturday you are scheduled to meet another Realtor and his client at the home at 3:30 to show the home (no lock box). You get tied up at your sons soccer game and don’t get there until 3:50 and when arrive there you find the Realtor’s card on the door with a not so nice note saying that they won’t be showing the property again. So, when your client gets back into town do you tell them what transpired? You could easily sweep it under the rug, they would never know right? It would be easy to say nothing, but the right thing to do is to admit your mistake and tell them the truth along with all of the facts. 90% of the time when we admit our failures (mistakes) and take responsibility for them, people (clients) will allow us to move on to the next step (selling the home). Determined not to know everything

An excellent Realtor may not know everything but they have access to people within the organization that comes close to getting them there. Some people believe that great real estate professionals have all the answers. Not true, successful Real Estate Agents don’t know everything, but they know people who do. If you ask a BanCorp professional a question about one of the localized specific communities in Orange County we operate in and they don’t know the answer, they know which person in the organization does. If you ask a good Realtor a question about their profession, and they don’t know the answer, they should be able to make a phone call or two and talk to someone who is able to answer the question – that is what professionals do. The most important decision a real estate professional can ever make to keep them focused and simplify their lives is to work for an excellent company and then surround them with top-notch talent. These professionals can be one of the primary hubs of information for their professional careers. If you recall from our previous blog postings, only 20% of all information will give you 80% of what you need to make good decisions in the real estate marketplace. One of the other benefits a professional reaps by surrounding themselves with great talent is it helps them to communicate better, which better helps them to see what to do next in the real estate transaction – or what is most important.
