Real estate opportunities

I work with real estate investors looking for wholesale prices on properties that they can "flip" for retail prices.  Some of these properties need improvements and repairs, others don't.  The too types of properties available are distressed properties and distressed sellers.  Either of these types, often present financial opportunities.  Since I'm 65 years old, I am passing these opportunities to others, rather than buying them myself. Distressed properties need a change made to them, to convert them from undiserable in most person's eyes to attractive.  The same principal as getting a beauty makeover.  The changes needed can include carpentry, electrical, plumbing, foundation, water proofing, landscaping or other needs.  It also can be a combination of these.  I also have contractors available, at reasonable rates, to help with any of the above. Distressed sellers are persons who need to convert their real estate to cash, or need to eliminate a payment that is putting a lot of stress on their incomer and/or budget.  Since real estate is considered a long term investment that takes more time to market than other types of investments, some owners get into "jams" when they can't sell their holdings fast enough to avoid losing a lot of money, being foreclosed upon, or maybe an emotional reason like divorce stress.  Whatever the reason, there are sellers who need to sell quickly and are willing to sell at wholesale.     Billionaires have real estate because real estate is usually the largest purchase and biggest investment any person has in their life.  If it's the biggest, then it reasonable to realize that real estate is also where one can become rich, faster than with smaller investments.  You can do this, by buying real estate at wholesale and then "flipping" it by selling it at retail.  The television commercials are true, but like any purchase, one has to be knowledable and savvy about it.  This blog will teach you how to become wealthy, just like Donald Trump. There are two things a savvy buyer looks for.  Either a distressed seller, who needs cash fast and needs to lower the price of their real estate to get it sold, or a distressed property which needs to be rehabilitated. A distressed seller may be someone who has had a change in their income, who can no longer afford the property.  They may be under intense financial pressure to sell or lose it all to creditors. They don't have the ability to hold their real estate, because the mortgage payments have become an impossible financial burden. A distressed property usually needs rehabilitation or some other change, that the owner is unable to do.  The owner may be an heir, who obtained the property from a deceased relative, but does not have the education and skill to rehabilitate or change the property.  It could be a divorcee, who wants to move to distance themselves from a bad life experience.  There are many reasons owners are unable to rehab or change a property to make it valuable.
