My husband and I have a home in North Bonneville, and right before Christmas we arrived to a cold cold house, with the furnace making sounds you never want to hear a heating appliance make--particularly when it is cold enough outside to freeze pipes. We called a heating repair contractor we had prior dealings with on another property, and when he came out we were told that it would cost so much to repair the furnace that it was probably throwing good money after bad since the air handler was 34 years old (technically, it is an air handler rather than a furnace, since the main heating source is the heat pump),. I never got hard figures, but I'm guessing this would have been about $6000-9000. We arranged for an estimator from this company to come out the next day, and also called other contractors to get competitive bids. My husband and I feel extremely lucky that Braden from Precision Sheetmetal and Heating was one of the people we called. After examining the furnace he told us he thought a motor had burned out, and that if he could get a new motor, our unit could be repaired rather than having to be replaced. He left after 3 on Friday, was able to find a replacement motor which was 120 rather than 240 volt. He made the appropriate modifications in his shop and had everything ready for my husband to pick up the next morning. My husband was able to do the very simple installation (--thus saving us at least $125 for the time and service call--) of the new motor, which worked perfectly. It is recommended to drain your water heater once a year to prevent excessive sediment building up in your water heater. Shut off the gas or power to the heater before doing anything. Hook a hose to the drain. You may want to open the drain with the heater still pressurized to help push any sediment buildup near the drain out otherwise it may not drain at all. After this shut the valve supplying the water to the heater off. you may notice when you start to try drain it again that it still won't drain well. It is probably air locked so one way to fix this is to open up the lever on the pressure relief valve. This will let air in and it should stay draining. When finished draining close the pressure relief valve and Drain. You can now open the water valve and fill the heater with fresh water. Make sure the heater is full and then re light or turn power back on to the heater. ...read more
