My husband and I recently purchased a home with the assistance of Edwin Wyant from Re/Max Bravo in Spotsylvania County. This was our first home purchase and Edwin was exceptional. He walked us through the process, explained everything, and listened carefully to ensure that our home would meet the needs of our family. I would recommend Edwin and the entire group at Re/Max Bravo to anyone looking to purchase a home! ...read more

This would have been a zero if there was an option. Too many issues to list all but the main issues experienced are below. Without a doubt this is the worst run company I have EVER dealt with.-Did not obtain a valid signed contract with tenant - making it impossible to recover damages from tenants-Took weeks/sometimes months to notify us when rent was not received-Once tenants were finally evicted, did not lock window or take tenant names off community entry list - allowing them to reenter the property and steal possessionsI would suggest avoiding at all costs. ...read more

Real Estate: How To Make It Work For You

Although industrial and commercial properties are constantly appearing on the market, they are not as readily accessible as residential properties. Regardless of whether or not you are the seller or the buyer, it is in your best interest to negotiate. Make your voice heard and refuse to accept an unfair price. Take some digital photographs of the place. Be sure that you have any and all defects present on the pictures you take (things like holes, such as holes in the wall, or spots). This can prevent larger problems from occurring after the post-sale. Keep your commercial properties occupied. If you have more than one empty property, you should consider why that is, and address anything that is causing tenants to look elsewhere. Make sure you have the right access on any commercial piece of real estate. Your business may have unique utility needs, but at the very least, but at the minimum there should probably be sewer, water, phone, gas. You need to advertise your commercial property is for sale to people locally and non-local people. Many sellers mistakenly presume that their property is only interesting to local buyers. Many private investors are interested in cheap or affordable properties outside their immediate community if the country or world. If you are touring several properties, make a checklist for touring sites. Accept the proposal responses from the first round, but don't go further than that unless you inform the property owners. Do not be shy about other properties that day. This may provide you get a much more room for negotiation. Have an understanding on what exactly it is you are looking for commercial real estate properties. Write down the things you like about the property, important features are office numbers, how many conference rooms, restrooms, and restrooms. You might need to make improvements to your property before you can use it. This might include superficial improvements such as repainting a wall or rearranging furniture. You should always know who takes care of emergency maintenance procedures.Be sure to have emergency numbers on hand, and be sure to have their contact information handy. There are a lot of different kinds of real estate brokers who deal in commercial properties. Some brokers or agents only work with tenants, while full service brokers will work with landlords and tenants. When you're a new investor, the best thing is to keep it simple and start with one investment strategy at a time. It is best at first to learn on one strategy than to spread your investing order many different types of commercial buildings. Consider the good tax benefits you'll receive through a commercial properties for investment purposes. Investors will receive interest and depreciation of property. There is a chance that an investor may receive money that must be taxed, which is taxed by the government although not received by the investor as cash. You need to be aware of this income before you make a investment. This is necessary in order to confirm that the terms reflect the rent roll as well as the pro forma. If you choose not to review these key terms, there may be a term that got overlooked by the rent roll, and the pro forma could be changed. Get on the internet before you buy any property. The goal is that people to learn about you by just entering your name in a search field. You may wish to focus your efforts on one real estate endeavor at a time. Whether you'd like to get involved in investing in commercial property, land, do yourself a favor, and choose just one investment to focus on. Each of your undivided attention. It is a lot better to master one thing than sub-par with many. Finding the right piece of commercial property is just the start. Gaining even a little bit of knowledge about commercial real estate helps you make better decisions. https://www.sellyourvirginiahousenow.com/sell-your-house/ ...read more

Thank you!   Tips For First Time Home BuyersThe last thing a home buyer wants to worry about after closing is what could possibly break or malfunction in her new home. Since that can cover a multitude of items and systems, for peace of mind, it's a good idea to get a home protection plan. It's especially a good idea to obtain a home warranty if you're a first time home buyerwith no experience maintaining a home.Who Pays for the Home Warranty? Now, whether the seller pays for the home protection plan and home warranty coverage or whether the buyer pays for it, will depend on your local customs. It varies. In many locales, it's normal for a seller to pay for the coverage because it's a seller benefit. Why? Because then the buyer won't be calling the seller after closing if something breaks. Many real estate agents will also give buyers a home warranty as a gift at closing. How Much does a Home Warranty Cost? They are fairly inexpensive, typically ranging from $250 to $400, depending on coverage. Home warranty companies sometimes run special sales and either discount policy prices or offer additional coverage for the same price. The policies are prepaid for a year in advance, at which time they expire or can be renewed. How Do They Work?Although specific plans provide for specific types of coverage, most operate the same way.If a home system or appliance breaks or stops working, the home owner calls the home warranty company. The home warranty company calls a provider with which it has a business arrangement. The specific provider calls the home owner to make an appointment. The provider fixes the problem. If an appliance is malfunctioning and cannot be repaired, depending on contract coverage, the home warranty company will pay to replace and install the appliance. The home owner pays a small trade service fee (less than $100).Types of CoverageBecause all plans differ, you will want to ask specifically what is covered. Ask your real estate agent if upgrades are available. Pay close attention to whether the home warranty company will pay for repairs to make certain types of systems or appliances compliant with new regulations. What If I Disagree With the Diagnosis?Sometimes a service provider will deny a claim. (See below.) If that happens or if you are unhappy with the service provided, call your real estate agent and complain. Your real estate agent, if she has a good working relationship with the representative from the home warranty company that is covering your home, well, she can seek resolution for you. Agents all over the country are going to be very upset at this suggestion, but it works. If my client calls me with a problem, I call my rep, and she eventually finds a way to work out a solution acceptable to all the parties involved. In short, don't take "no" for an answer! Call your real estate agent. What is Not Covered?Outdoor items such as sprinklersFaucet repairs are not covered under all plansNot all plans pay for refrigerators, washers&dryers or garage door openersSpa or pools, unless specific coverage requestedPermit feesHaul awaysWhat Can Cause Denial of Payment?Improper maintenanceCode violationsUnusual wear and tearImproper installationGeneral CoverageAir conditioningDishwashersDoorbellsFurnace / heatingWater heaterDuctworkGarbage disposalInside plumbing stoppagesCeiling fansElectrical systemsRange and ovenTelephone wiringHere at NATIOHere at NATIONWIDE REALTOR® SEARCH an affiliate of Long and Foster Real Estate we offer quality services finding you a professional REALTOR® at no charge anywhere in the USA.We will hand pick our best top notch REALTOR® in the area you desireand its simple and easy. There are no hidden charges or fees for our services. If you are looking to relocate internationally we can also contact and hand pick a Broker Agent in any country you request.  We appreciate your visit to Nationwide Realtor Search a Long and Foster referral company directory service for top notch real estate agents throughout the USA. Long and Foster is one of the largest, most respected real estate services firm in the Mid-Atlantic region.
