It's Not HGTV!

Folks it's Not HGTV!  Many people think that home staging is like what they see on TV.  Well, I hate to tell you IT ISN"T.  Home staging is physically labor intensive, takes alot of coordination and hard work.  On the TV shows most of the hosts have crews behind the scenes that make things happen for them.  In real life home stagers ususally have to take on the bulk if not all of the work on their own.  I am one of those stagers.  I use my personal SUV  to carry all of my staging items and that means I have to pack every lamp, pillow, rug and accessory on my own and then load it all into my SUV.  Once I get to the home I have to unload everything, usually having to carry it up steps and then start unpacking.  Sometimes the conditions are not ideal meaning that some of the homes I stage are investment properties and are still being renovated and may not have A/C or heat, or may still have things laying around that you have to work around.  I think many people think that home staging is all about going into a home and just making it look pretty well it is much more than that and it is no way near how it is portrayed on TV.  Don't get me wrong HGTV has given home staging great publicity and has made sellers, realtors and investors realize that home staging sells homes.  However, they do not accurately portray how labor intensive it is and all the work that goes into staging a home.  All that said, I do want to say that despite the hard work and the tough conditions at times it is worth it to me.  I absolutely love what I do and love getting homes sold faster.  I truly believe in my profession and the benefits to sellers but I just wanted to set the record straight that real home staging is NOT HGTV!  Happy Staging Everyone! If you want us to sell your home faster call us on 703-269-8330 or visit our website @ www.TheStagingFashionista.com for more information.  Our current average days on market is 24 and we can get your home from for sale to sold! ...read more

Would you Let the Public See You Naked?

Would you let the public see you naked?  Most of us would probably say absolutely not.  Well the same goes for your vacant listings.  Make sure your listings are not "naked" or rather without furniture.  Over 90% of buyers cannot visualize how to use a vacant space so it is key to dress your home and not leave it naked.  Buyers use furniture as a reference for their own belongings and it allows them to determine if their sofa or bed will fit in the room.  A home stager can help you dress your home properly and make sure that it is dressed to sell.  So think twice before you sell your home naked because a fully dressed home sells 80% faster then a naked home. BEFORE NAKED   AFTER DressedIf you want us to dress your home to sell call us on 703-269-8330 or visit our website @www.TheStagingFashionista.com.  We don't want the public to see your home naked! ...read more

The Difference of Staging through Redesign

We love staging and redesigning spaces to make them look more inviting, warm and of course sellable.  Sometimes a stage actually is a redesign meaning we use the homeowner's items and just redesign their space to make it more inviting and desirable for buyers.  We did just that for this lovely family inAshburn, VA.  We took their furniture and accessories along with a few of our own and created an inviting and desirable home.  Here are a few rooms we staged using a redesign.  We think it came out fantastic and the home owner loved it!  This home is For Sale so if you are interested then check it outHERE.BEFOREAFTERBEFOREAFTERThe Staging Fashionista provides professional and affordable home staging and redesign services in Northern VA, DC&parts of MD.  Let us stage or redesign your home.  Call us on 703-269-8330 or visit us on the web @www.TheStagingFashionista.comfor more info.  Let us get your home sold in half the time.  Our average DOM is 24! ...read more

Where I Get My Home Staging Ideas

I get asked alot "where do you get yourhome staging ideas?"  I get ideas from many places sometimes it is driven by the style of the home, if it is an occupied it is driven by the homeowner's possessions and if it is vacant I get ideas from magazines, books, or online home decorating sites.  However, my number one place to get ideas is from photos.  If you go on the internet and google something like"photos of living rooms"  you get a photo gallery that has just images of living rooms ranging from different sizes, styles and designs.  You can browse through thousands of photos and get great ideas for your staging or decorating projects. Eventually we all start running out of ideas or we may have used one idea too many times.  You have to keep your staging fresh otherwise your AFTER staging photos will start looking too familiar, if you know what I mean.  So now you know where I get my home staging ideas.  It is a powerful free tool and it has helped me through some of my most challening staging dilemnas.  Happy Staging Everyone! The Staging Fashionistaprovides home staging services to clients in Northern VA, DC and parts of MD.  If you want us to get your home from for sale to sold in half the time call us on 703-269-8330 or vist us @ ourWebsite. ...read more

We Do More Than Just Stage Your Property!

Believe it or not we do more than just stage your property at theStaging Fashionista.  Once we stage a home we also help market the property through social media and our monthly newsletter and this is all forFREEyesFREE!  Our goal is to help get your home from for sale to sold in the shortest period of time with the best price.  If we help get your home sold faster through marketing strategies it just makes us look better since it decreases our overall days on market which in turn makes us more marketable to other sellers and realtors. I've said this many times before home staging isn't just making a home look pretty it is about getting a home sold for the most amount of money in the fastest amount of time.  Staging is a big part of this but so is marketing your property.  We help all of our clients to market their property by posting their listings on our blogs, ourFacebookpages,Twitterand in ournewsletter.  We createvideosof a staged home looking its best and then promote it online adding detailed information on the assests and benefits of the property.  Our agents always know when we have posted their listings through our social media networks as they get more traffic and calls.  The best part is that the majority of our homes sell in under 30 days and our current days on market is 24!  We would love the opportunity to help other realtors and clients sell their home faster and if you want to sell your home in half the time give us a call on 703-269-8330 or visit us @ ourwebsite.  We look forward to helping you get your home from for sale to sold.     ...read more
