Greetings Friends and Neighbors, With our economy struggling it should be no suprise to anyone that home foreclosure is on the rise in our state and across the nation. In fact 1 in 6 home owners is at risk of foreclosure. That is a very frightening fact. Unfortunately, too many do not realize there are options that they have to avoid a foreclosure on their record. The federal government has offered incentives to lenders to allow homeowners at risk of foreclosure to modify their current mortgage. There are requirements that must be met but your lender can explain the details and requirements. If you do not qualify for a loan modification or just need to sell your home, you have two additional options. Because property values have dropped over the past year, many home owners owe more than their home is worth. If this is the case for you and you must sell your home to make a career move or for other reasons, I do have a solution. You can apply for a "short sale" which means the bank will agree to settle for less than they are owed or "take a short payment". A short sale has the least negative impact to your credit and allows the homeowner to do the best they can to settle the debt with their lender. Another option is to do a deed in lieu of foreclosure. This deeds the property back to the lender making it a shortened process for the seller. Foreclosure, deed in lieu, and short sale are all ways to resolve your debt. The least damage to your credit is the short sale. If it can be accomplished without late payments on your credit report, you can purchase a home again very soon afer the sale is completed. If you do have late payments it will take two years or so until a lender will loan again on a home purchase. Whatever you do, don't just walk away from your home before you discuss the above options with a CDPE certified Realtor.
