When Looking for a New Home Is New Better than Old?

However, with the current market conditions, there is no shortage of foreclosed homes that are priced extremely low. Additionally, purchasing older real estate can have its charms. However, there are clear advantages new homes have over old. Most older homes tend to be extremely energy inefficient. With new building codes requiring higher energy efficiency, lower utility costs are the result and they add up quickly. Additionally, most new homes also feature energy star appliances. This further increases energy efficiency and therefore leaves more money in your pocket. With an older home, what you see is what you get. Meaning, anything you don’t like about an older home you will have to change yourself. However, a new home will provide for customization. Most builders will be more than willing to customize just to capture a sell. Unfortunately, with older real estate comes the higher probability of needed repairs. Possible leaky roof and windows, failing water heater and/or HVAC equipment and stained carpet that needs replacement. The list goes on and on. With a new home, all the appliances come with individual warranties. Also, most builders will provide a 1 year warranty.
