If Your Home is Not Selling - Check These Potential Reasons?

Most people love pets but when it comes to shopping for a new home, they don't necessarily want to see your pets roaming around freely.  One reason they may be allergic to pets which would cause them to worry about the left behind hair and traces of the pet might not easily be eliminated.  Other pets such as cats that use indoor litter boxes - can cause a lot of unpleasant odors.  Our suggestion for the best possible showing is to remove the pet and all the pet cages, feeding dishes, and litter boxes, pet food, toys and treats.  Make sure no pet stains are left untreated for stains or odors.  You may not notice them if you're accustomed to them but other people probably will and not much turns off a potential buyer quicker than offensive odors. Pick up dirty laundry and make sure it is out of sight.  Make sure dirty dishes are loaded into the dishwasher or put away out of sight.Make sure the yard is kept freshly mowed, and waters to look it's best.  Like putting your Sunday best clothes on to go to church - you often get one chance to make a good first impression and goes for your home as well.Remove any items that are permanently installed that will not convey like special light fixtures, curtain, etc. and be sure to specify anything that can't be easily removed that will not convey so there is no confusion as to what stays and what goes.People care about closet space so be sure you closet is presentable - potential buyers will open the door to check for space, same with the garage.  So don't pile junk in either - you want you home to appear as neat and well cared for as possible because buyers associate pride of ownership with being responsible about maintenance issues.  They don't want to buy a home with problems that have been ignored or hidden.If you have worn wood on the exterior or dirty walls or trim inside, give them a good cleaning or repaint them before you put your home on the market.  Most potential buyers won't go back to see a property the second time if it showed poorly the first time.Homes that are priced right and in good condition will sell.  And last - don't overprice your home thinking you will just adjust the price later if you have to.  Once a property goes stale it will sit there until you do price reduction after price reduction.  List it right, have it ready to show, clean, smelling fresh and bright and it will sell.  ...read more

What are Dust Mites?

Dust mites are tiny, invisible insects that live in fibers on carpeting, plush furniture, curtains, mattresses, pillows and bedding. Yikes!!  Unlike spiders or ticks, dust mites are not visible to the naked eye and do not bite or transmit disease. The average adult sheds two pounds of dead skin per year; much of it while sleeping. Dust mites live in bedding and mattresses and eat these flakes of skin.  They prefer warm, humid environments. Why should we be concerned about dust mites? Dust mite allergen is a very potent allergic trigger for some asthmatics. FACT: Over 50% of all allergic asthmatics are sensitive to house dust mites.  Find out if you are allergic to dust mites. Talk to your Allergist or Immunologist about allergy testing. If you test positive for dust mite allergy, take steps to reduce dust mites in your home. With an average of eight hours of sleep nightly, the bedroom is the most frequently inhabited room in your home, and is a good first place to stop. Dust Mite Reduction Tips: If your carpeting is new, it will shed and give off gases for a long time. If it’s older, chances are there is a lot of permanent dirt and dust embedded in the carpet that you just cannot vacuum out. Dust mites burrow into the carpet and hold on fast with little sucking pads on the ends of their legs, so it’s virtually impossible to vacuum the live ones out. Regular, professional carpet cleaning is a must.  Where you sleep is where the dust mites are: in your mattress and pillow. It’s a good idea to encase your mattress and box-spring in zippered, allergy-proof covers. Breathable covers are more comfortable than plastic ones, which can be hot and sticky in warm weather. If there is more than one bed in the room, all should be encased. These covers are often available from home care companies, pharmacies, or medical device stores. Perhaps the most important factor in the control of mite growth is humidity. If your home is air tight, then a sufficient ventilation system should be installed, such as a heat exchanger.
