First of all, I didn't know what to expect when leasing. After being a homeowner and sometime rental property owner for over 25 years, Waters put me at ease very quickly. My experiences with them for almost 2 years now have been wonderful. Quite frankly, maintenance issues have been almost non existent, and when they have, all have been handled promptly. I feel fortunate to be living in one of their managed properties. Here's a few ideas for anyone that is considering leasing from anyone, anywhere; Pay your rent on time. If payday is early, pay the rent early. Small preventive maintenance like A/C filters and common sense issues like not clogging the sink and toilets, but unclogging them if you do. Keep the grass mowed and watered just as you would if it were your own property. The relationship between renter and mgmt. goes both ways. If you are a renter, do not use this company. The unit will not be cleaned before you move in and repairs will not have been made. You will have to fight to get the repairs made, and the staff will try to get you to make them yourself (after telling you that its your fault the repairs are needed). I had problems with rats and they told me it was my problem, not theirs. When you move out they will try and keep your deposit and will charge you for things other places dont...sounds like a scam to me.If you are an owner, understand that basic maintenance will not be done on your property. The tenants will be encouraged to make repairs even if they do not know what they are doing. I had rats in my unit and they were chewing the walls and electrical wiring, but they wouldnt help and never sent an exterminator. I am sure those rats did thousands of dollars in damage, but Waters didnt care and as a property owner I would have been angry, because it was preventable. ...read more

Completely unethical company. Constantly spams Craigslist. Who the hell would ever use a company like this. So much for code of ethics.
