Tips On Creating A Note

Here are 5 owner financing tips on creating a note that will bring you more money should you ever need to sell it as well as to protect this valuable marketable asset.  Use as high an interest rate as you can (preferably 7% or more) and as short an amortization period as you can. If you have to use an amortization period of 25 years or more, put in a balloon payment clause in 5 to 7 years, but not much shorter than 5 years. On the interest rate, if it's too low, it does two things,1) Makes the note lower in value and 2) Doesn't give the buyer any incentive to refinance, if that's the plan.  Pull credit on your borrower. You need to be sure it's not too bad as this may make the note unsellable. While you may still want to offer the buyer owner financing, at least you'll know what you are up against.  Have an attorney close and record the transaction and get a lender's title policy. Require proof of homeowner's insurance with you as the mortgagee. Never allow your buyer to pay you in cash. Either get a check or money order and keep copies of the payments.
