Scott T. Sohr Sells Smyrna Properties to D.R. Horton Inc.

Buyer is among the largest homebuilders in the nation, says Scott T. Sohr. NASHVILLE, Tennessee – March 20, 2013 –Scott T. Sohr, a prominent developer in Nashville, announces the sale of 28 Smyrna-based Woodmont properties to one of the largest homebuilders in the country. D.R. Horton paid $1.4 million for the land, located in a prime area of Smyrna, according to Scott T. Sohr. As Scott T. Sohr points out, with this purchase D.R. Horton returns to the Nashville housing market after an absence lasting more than 15 years. Based in Texas, D.R. Horton closed nearly 19,000 homes around the country during the course of the previous fiscal year. Noting that D.R. Horton is one of many homebuilders searching middle Tennessee for potential properties, Scott T. Sohr believes this is promising news for the Nashville housing market. Smyrna has experienced significant growth in the past few years, reports Scott T. Sohr, thanks to the relocation of several major employers to the area. Scott T. Sohr purchased the Woodmont lots several years ago as a joint venture with his business partners, but eventually Scott T. Sohr became the sole owner of the properties. Last year, homebuilding permit requests were up a full 20 percent from the previous year, illustrating the importance of providing lots to those homebuilders who are searching to acquire them. Scott T. Sohr expects development on the Woodmont properties to begin soon, with homes possibly available as soon as this summer. Prices of the houses, estimates Scott T. Sohr, will begin in the $250,000-range, with five different floor plans available to interested buyers. Because it provides easy interstate access and back roads that lead to heavily-populated areas like Franklin, Scott T. Sohr believes the Woodmont properties will be hot commodities for many homebuyers in the middle Tennessee area. Following the sale to D.R. Horton, hundreds of Woodmont lots still remain under the ownership of Scott T. Sohr, who has plans to continue developing those properties. As Nashville expands over the coming years and the housing market grows, property developers will need to have lots available for the homebuilders interested in purchasing in the area, according to Scott T. Sohr. Smyrna’s town planner, Kevin Rigsby, echoed the words of Scott T. Sohr when it comes to the growth of the area. Louisville Complex Purchased by Scott Sohr and Partners

Elmington Capital Group invests in Fountain Square Apartments, says Chief Manager Scott Sohr. NASHVILLE, Tennessee – February 18, 2013 –Scott Sohrof Elmington Capital Group recently announced the purchase of Fountain Square Apartments in Louisville, Kentucky. The development of garden-style apartment communities is located in the West Buechel area of the bustling city, stated Scott Sohr. Elmington Capital Group, reported Scott Sohr, paid $22 million for the high occupancy rate properties. Fountain Square Apartments are convenient to shopping and services, with economic growth providing plenty of employment opportunities for residents, according to Scott Sohr. This has attracted people to Louisville and, said Scott Sohr, Fountain Square Apartments are ideal for couples interested in raising a family.  Four separate units, each within three blocks from each other, make up Fountain Square Apartments, described Scott Sohr, and the biggest complex is Fountain Square itself, containing 320 units. Fountain Square Apartments feature a $250,000 splash park and playground for kids, a tennis court and an outdoor basketball court, and a courthouse that includes pool and ping pong tables, added Scott Sohr. Close by is the Green Meadows apartment complex, containing 152 units. According to Scott Sohr, Green Meadows Apartments has a private balcony or patio attached to each unit. Thirty percent of the units have been upgraded to brand new showers and vanities in the bathrooms, and Scott Sohr said the complex is within walking distance to nearby Wal-Mart and Target, as well as a drugstore and hardware store. Hikes Lane Apartments feature 64 units, with a brand new laundry facility on site, related Scott Sohr. Praising Hikes Lane’s low turnover and high senior population, Scott Sohr said this makes the complex ideal for retirees. Hikes Lane is also within walking distance of Wal-Mart, Target, and other shops. The units are reasonably priced and economy-sized for seniors looking for a simple, accessible layout. Scott Sohr stated that the Liverpool Lane complex features 60 units, all small in size and low-priced. Liverpool Lane shares amenities with Green Meadows, including the upgraded laundry facilities. Scott Sohr emphasized that while the apartments were built in the 1960s, the previous owners spent millions of dollars on improving the units, upgrading roofs, HVAC and plumbing systems, windows and patio doors, and more. The investment is expected to bring a 15 percent ROI in the first year, Scott Sohr said, with returns increasing to the high teens by the seventh year.
