BEHIND ON YOUR HOUSE PAYMENT?

Is your Mortgage Company hounding you about a late payment?  Do you feel like you are past the point of no return and cannot catch up your payments?  There are things that you CAN do to alleviate some of this stress.1.  Communicate with your lender.  They are usually more than willing to help you if you will just call them and explain what your predicament is.2.  Ask for a Loan Modification Application form.  Begin this process with them to try and reduce your monthly payment.3.  List your home for sale with a Realtor.  It does not have to be in tip top shape to list.  If a Realtor tells you that it MUST BE... find another Realtor.   A  Good Realtor will go thru the pros and cons of not having your home in tip top shape, but now, with money sources being minimal, Realtors can list your home "as is".4.  Consider a short sale in lieu of foreclosure.5.  Consider a "deed in lieu' of foreclosure.6.  File bankruptcy (see your attorney if you choose this option!)7.  Last resort, let the home foreclose.There IS a process in the state of SC that must be followed.  If you would like to know more, respond here or email me atkimberlygaffney@gmail.com.   There is no guarantees, but being educated with how the system works is half the battle.  A Realtor is there for YOU.  We work for YOU, not the banks, not the attorneys...YOU!  Most Realtors will give you advice and consult with you for free.You can also go towww.realtor.comfor a wealth of information on this topic.If you are unsure of anything where your home is concerned, if a Realtor is unable to help you, if your lender will not cooperate, PLEASE contact a Real Estate Attorney, it is less expensive than losing your home.Have a blessed day!Kimberly ...read more

THE DOMINO EFFECT IN REAL ESTATE

Have you been wanting or trying to sell your home, but didn't want to "give away" your house?  THINK ABOUT IT....EVERYONE ELSE IS THINKING THE SAME THING. If we all look at this situation from a positive outlook, instead of a dreary, negative outlook, it could be aWIN-WINsituation. Example:  You see a gorgeous home that you would love to buy.  Its your dream home.  But you think, "I could never afford a house like that in today's economy, AND... I still have to sell my house for a huge profit!" The owner of that Dream Home is thinking the SAME thing about THEIR NEXT dream home.  That owner knows that he can get a GREAT DEAL out here right now because prices are lower than usual.  BUT, he MUST sell his home. If everyone will realistically figure out how much actually NEED to get out of one house and into another one, lower your price within reason.....you WILL SELL your home and be able to BUY THE OTHER HOME because that owner is wanting to do the same thing. Its called the DOMINO EFFECT! You sell yours, you buy theirs, they sell theirs, they buy the next person's home, and so on and so on and so on. So....don't despair,SOMEONE MUST START THE BALL ROLLING AGAIN! BEFORE YOU PUT YOUR HOME ON THE MARKET..... 1. MAKE SURE THAT YOU CAN GET FINANCING FOR YOUR NEW HOME.  You don't want to sell your home right out from under you and not be able to rebuy! (Unless you were planning to rent for awhile)  Go to your local COMMUNITY BANK OR CREDIT UNION.  They normally keep their loans "in house" and so you will get a quicker approval and quicker loan closing! 2. HAVE A REALTOR GIVE YOU A COMPLIMENTARY IN HOME MARKET APPRAISAL.  REALTORS are trained to price your home in today's market with a LIST price to help it SELL QUICKLY!  LIST YOUR HOME WITH A "REALTOR".  It s worth every penny you will pay at closing. 3. GET A PRE-CL100 TERMITE INSPECTION.  I know of several companies that will do the pre-inspection forFREE!  This will enable you to know NOW whether repairs are needed and you can go ahead and fix them before you ever find a buyer!  4. GET A HOME INSPECTION.  Having a Home Inspection REPORT in hand when you list your home is the best selling tool for you.  The potential BUYER already knows what they will be buying and will speed up their decision making process AND speed up your closing. 5. CURB APPEAL  Make the outside of your home, landscaping, roadside, etc look immaculate as possible.  If its run down or messy, no one will take a 2nd look.  Paint the outside shutters, front door, trim, etc.  This works wonders.  Plant a few "in season" plants around the walkway and front of house to catch the eye of people driving by.  Don't spend alot of money though-just tidy and clean will make all the difference in the world! 6. OFFER A HOME WARRANTYwith your listing.  Most companies will cover the HOME while LISTED and then transfer over to the new buyer at closing.  This will also ease the minds of the buyers to know that any major problem that arises will be covered and not have to be paid for out of their pocket!
