When things are falling apart in the house and you report it to Shirley Lord she says that the agency has nothing to do with repairs, that you have to call the owner of the place and complain to them, then when we did call the owner the owner told us to go through Lord Real estate. nothing but run around. so nothing never got fixed and we moved out and never will deal with Lord Real estate again ...read more

Thinking of Buying or Selling a Home in Today's Market? I hope this blog can shed some light into Today's Real Estate market for you. Let's face it, everything seems to be harder for every family. Jobs have been disapearing faster than warm chocolate chip cookies left on the kitchen table, Hours are being cut back, frozen pay rates, cancelled vacations, layoffs and bankrupt companies are making every day life more and more difficult for the average family. Family budgets have been shrinking and everyone seems to be suffering. Rest Assured it will get better and currently trends are looking positive, compaines are slowly starting to hire and more people are returning to work! We are not out of the woods but heading in the right direction. Today's Real Estate market has produced so many opportunities for every buyer seeking to capitalize on a good deal. The Market has been flooded by a wave of foreclosures and short sales that home prices have been falling over the past 2 years. Why is that good? With lower Home prices and low Mortgage Rates Now is the time to buy. The Low Intrest rates alone make buying a home attractive but toss in current market values and NOW you have a deal. And just think of where the home values will be in a few years after the market recovors!  You get a Great Home with a Low Price and and unbeatable Mortgage rate= Huge Savings+ Fast Equity.  Buying a Foreclosure or Short Sale can be a very interesting and profitable investment but you must have the right Real Estate Advisor ( Agent ) on your side. Foreclosure are typically priced well below market value so banks can unload them fast. Beware of falling in love with the price and not the home! When buying a Distressed Home ( foreclosure, Short sale ect) you must do you do dilligence and protect yourself, Perform a home inspection EVERY TIME! Do not let the very low price hinder you judgement, know what you are buying and ALL the problems that come with it. Distessed Homes have a HUGE potential to make the Buyer instant equity, and can litteraly save thousands verses a traditional sale. Things to consider: Banks may take longer to respond to your offer, you are buying AS IS, they traditionaly will not perform repairs, Some banks will not lend on As Is condition, Larger Down Payments usually requires and sometimes harder to complete.  Selling a home in Today's Market can be a very difficult and frustrating if you do not fully understand the market where you are selling. Many people are still trying to sell a home for the same price if not higher then they paid for it 2-3 years ago. If you are selling and buying another home consider this piece of advice. You may break even take a loss on your current home but the savings on your next home very well may offset you loss, many have even came out in a better shape. Many have taken a small loss and bought a larger home and came out ahead, remember the new home also came with a lower price and an even lower Mortgage Rate= huge Savings!    To Sum everything up, Now is the Best Time to make a move! Take your time and consider all your options, Shop for the Best Mortgage Rates, Find a Dedicated Real Estate Agent, Do your Homework and alway take your Realtor's advise into consideration before making ANY decision.  Shop for the Best Real Estate Agent, Ask Alot of questions and test your potential agent's knowledge  on the Market conditions in your area, and about any concerns you may have.
