NEPA Climate
One of the challenges that we face in this area is the extreme changes in climate that we experience. March is a great example of a month to pick on. NEPA is unique in that it can be -5 degrees last week and almost 70 degrees today. These volatile weather shifts can cause havoc on structures and your property in general. In many houses that do not have proper footings, the doors will not close properly, windows will not open, or cracks and nail pops will develop as the seasons shift. These are all signs that the weather is changing and some structural problems in a home may exist. Some are easily remedied where others are not so simple to fix. Overlooked items that are also a problem may include sunken drain lines for your downspouts, or sidewalks and driveways shifting and sinking causing hazards. Seller inspections (sometimes referred to as pre-listing inspections) are becoming more popular because they virtually eliminate all the pitfalls and hassles associated with waiting to do the inspections until a buyer is found. In many ways, waiting to schedule inspections until after a home goes under agreement, is too late.
