In seven years of apartment living, this is the worst. Like the other posters, I reside at Liberty Point and can attest to the anemic management practices of the new management Ralph Falbo. The first contact with them was the note that all tenants received telling us we had to sign a brand new lease or we would face eviction (meanwhile I had just moved in!) and when I called in a panic to inquire I never received a call back. I woke up to find my water turned off, but when I called the 'emergency' number, I didn't get a callback until the next day. I've been victim to the rude letters they leave on tenants doors in which they threaten legal action for issues that aren't subject to litigation. I've received a letter from the gas company telling me they're shutting off the house meter since it wasn't paid (management pays gas, not me). The garbage dumpster wasn't picked up for several weeks, which resulted in the alleyway becoming a trash dump. Ugh get me out of here. ...read more

This is by far the most unprofessional management company I have ever come into contact with. Liberty Point Apartments, located at 3400 Liberty Ave. was without water for five days with no response from management, due to nonpayment of the water bill by Ralph A. Falbo Inc. (water is included in the rent). The same apartment complex was without trash pick-up (again, included in rent) for three weeks during sweltering summer heat. Never here. Never. The maintenance guys are actually getting apologetic about how this place is ran. There is supposed to be someone on site 2 days a week, but don't hold your breath Their notes to the tenants are worded how you would chide a 5yr old. They tried to renegotiate leases with every tenant upon changing of management when it is only legal to do that to Section 8 tenants. They lied about a theft occurring in the gym so they can cut the hours in half and keep the electricity bill lower. They pretended that the onus of AC unit removal was on the tenants here at the time of their purchase. It never was as this would be a liability issue if one of their units fell on someone. They used their lie to withhold heat for over a month. The beauty of when they do things like the above is that it is illegal and they put it in writing. No wonder these guys lose every magistrate case. The fee is around $50 to take them to the magistrate so have at it. ...read more
