Portico Home Inspection LLC

By Anne S at Customer Lob

We hired Ken for two recent home inspections and were very satisfied with his service. The first house had a lot of problems, and his detailed report and fair, honest assessment helped us decide against purchasing the home. The reports are emailed to you and your realtor the same night as the inspection, which is essential during the time-sensitive inspection period. We were able to make a fast decision. One week later, we put in an offer on a second house and had Ken come out again. We are moving ahead with the purchase based on his report, which is detailed and easy to read, with countless color photographs. Thanks again, Ken! ...read more

Building Flush-Out For LEED Projects- Goverment-Commercial-Industrial

Building Flush-Out For LEED Projects I LEED for New Construction: LEED-NC   IEQ Credit 3.2: Construction IAQ Management Plan:www.iersos.com Industrial Hygiene Services Before OccupancyThe intent of this LEED (Leadership in Energy and Environmental Design) Credit starts with the design of, then implement of, an Indoor Air Quality (IAQ) Management Plan Pre-Occupancy phase of a newly-constructed building with the goals of reducing indoor air quality problems and minimizing any health issues of the building occupants that may otherwise occur from the construction/reconstruction process. This credit requires the development and implementation of an IAQ plan for the pre-occupancy phase of the building. Specifically, it requires a flush out of the indoor air prior to or during early building occupancy until 14,000 cu. ft. of outdoor air per sq. ft. of floor area has been delivered to the space. Alternatively, the requirements for this LEED credit can be met if IAQ testing can prove that maximum concentrations of EPA listed air pollutants are not exceeded. Please visitwww.iersos.comfor this IAQ Air Testing. Industrial Hygiene Services (I.H.S.) is Portland, Oregon's leading provider of temporary and portable air, heating, cooling, dehumidifying, and air filtration services. Our years of experience enable us to uniquely size and design each LEED Flush-Out project for cost-effectiveness. Not only canI.H.S.provide this IAQ solution, but we can provide all of the required documentation for this credit in and record air quality information during the phases of the Flush-Out, greatly simplifying your efforts to comply with the LEED requirements. I.H.S.specialty equipment guarantees lower relative humidity levels and dew point temperatures inside the building while the outside air is supplied to prevent condensation and minimize the potential for mold. If a Flush-Out is required (IAQ air sampling is not cost-effective or available or desired) for the LEED credit, our make-up air handling units combined with our air exhaust units are configured to your unique building to provide the necessary 100% outside air volume. This equipment typically includes 3 different types of air handling units: heat, dehumidification, and high CFM air supply units. This Specialized Equipment is engineered to your building space, as well as to the seasonal outdoor site conditions. There are many types of make-up air and air handling equipment, each with their own benefits and ideal applications. Please see some of these types of equipment listed below. There are several factors to consider when determining which type of equipment will have the least adverse impact on the environment. Amongst these are equipment efficiency, carbon monoxide emissions, types of fuel used, costs, and the ability to improve indoor air quality.Contact : www.iersos.com/BuildingFlush-Out.htm Comparison of Equipment Types Direct-Fired Make-up Air Heaters Direct-Fired Tube Style Heaters Indirect Fired Heaters Electric Heaters Combustion Efficiency 100 100 70-91 100 CO Emissions in Airstream less than 10 PPM less than 10 PPM None None Products of Combustion in Airstream Yes Yes None None Air/Ventilation Outside (Fresh) Air Outside (Fresh) Air Outside (Fresh) Air or Recirculating Outside (Fresh) Air or Recirculating Mechanical Ventilation Yes Possible Possible Possible Temperature Distribution with Less Stratification Yes Possible Possible Possible Positive Pressure Yes Possible Possible Possible Fuel Types Propane or Natural Gas Propane or Natural Gas Propane, Natural Gas or Fuel Oil Electric Fuel Costs(Per Million BTU) Nat Gas $Propane $$ Nat Gas $Propane $$ Nat Gas $Propane $$Fuel Oil $$ Electric $$$ Safety Risks Minimal Low Low Low Environmental Risks Minimal Minimal Minimal Minimal ...read more
