I sold real estate recently in New York. Two problems. First, my existing Deed was a mess, we did some estate planning with another attorney, second, there was a sidewalk violation against the property as well. We had no idea either existed. The Purchaser's attorney and Purchaser's title company made it seem like it was the end of the world. Vincent Gallo cleared up both problems without as much as breaking into a sweat. Unbelievable. Mortgage lending in 2011 faces major change as in the previous 4 years. Compensation for loan officers of banks and brokerage institutions will be monitored and standardized. This SHOULD benefit future borrowers as rate will not have a major influence on loan officer compensation.In regards to market values of homes for sale.The tri state area is not hit as hard as the rest of the country in regards to property market values declination. It seems the propaganda through the media has induced a self fullfilling prophecy and staggered the local markets in the last 24 months. Although the jobless claims per capita are not as harsh in our area, the vogue climate is to STOP making mortgage payments and have your bank modify your mortgage at first signs of foreclosure. I do not agree with this but I must admit that the BANKS have brought this upon themselves. They took OUR (taxpayers) money and instead of assisting homeowners, they utilized the stimulus to write off their toxic assets and counter their balance sheets. If every homeowner recieved $230,000.00, WE WOULD STILL BE LESS THAN THE STIMULUS PAID OUT. I don't know about you but with an extra 230K, I would most definitely pay down my mortgage and spend some money thus stimulating small business. My opinion. ...read more
