Pets – Do you Love or Hate Them? Some basic HOA Pet Rules

With some basic HOA pet rules, you can avoid a lot of problems When it comes to pet ownership in condos, people usually come down on one of two sides: love ‘em or hate ‘em. You may think your cuddly buddy is the cat’s meow (even if he’s a dog), but your neighbors may not share your enthusiasm. We’re going to focus this article on dog ownership since that seems the most prevalent and most apt to cause angst. However, it is worth checking before you move into a condo community if there are rules regarding all pets, including cats,exotic animals, and even fish. Community associations should have a blanket ban on pets or allow them all. But since dogs bark, they can bite and need more exercise they cause the most problems. This can cause just dogs to be banned from communities. Man’s best friend can be a wonderful companion and a source of great joy — but a pain in the neck for non-dog lovers. Usually, that’s not an issue when a dog lives in a single-family home and spends a lot of time inside or in his own backyard. However, it can cause big problems for dog owners who live in an apartment and in close quarters with those who aren’t as keen on canines. Here are a few things to keep in mind if you own a dog in a condo or are considering becoming a dog parent: 1 Carefully read the HOA Pet Rules and regulations regarding pet ownership. There are plenty of condos that totally outlaw pets of any kind, but even those that are OK with them will have rules and HOA pet restrictions for pet owners to follow. They might have rules on the number of pets you are allowed, or the weight and height of the dog, occasionally even the breed. However, this isn’t very wise, because a small dog can be just as aggressive and loud as a large one. Make sure to check that you can have a dog before buying one because you don’t want to be in the position where you have to choose between moving house or your pet. 2 Scout areas for your dog to relieve himself that are close to home. In case of emergency, you want to know where the nearest patch of grass or bunch of bushes is. Be aware that some condos outlaw dogs “doing their business” within the community grounds, so you may need to broaden your search. You should also find the nearest place your dog can exercise. A happy, tired dog is one that won’t have a lot of pent-up energy that chews everything or barks. Consider asking someone to walk your pup if you’re out a lot, either a friendly neighbor or someone from a dog-walking website or agency. 3 Be a considerate dog owner and always clean up after your pet. No one wants to see dog poop, let alone accidentally step in it, and it is a disease carrier. It could have E.coli or Salmonella organisms or even ringworm. It’s classed as an environmental pollutant, it’s not a fertilizer, in fact, it’s harmful to the earth. If it’s left on the street and rain washes it into the gutter it adds nitrogen to the water, which removes oxygen from it. So never go out without a poop bag at the ready, they’re not expensive, and you can be fined if you leave dog poop on the street. 4 Staying in the area of being considerate, you may find your dog wakes you up early when he feels the call of nature, but that doesn’t mean your neighbors need to be awakened as well. When walking a dog in any residential area either early in the morning or late at night, be aware that other people don’t want to hear you talk to your dog, and you should do your best to limit or eliminate barking. Try to go to a park or a less residential area so as not to annoy anyone. If this isn’t possible, just try to reduce any noise you might make. 5 Befriend your closest neighbors and introduce them to your dog. Let them know you are a considerate dog owner who will follow the HOA Pet Rules and do everything possible to ensure they don’t even know the dog is there. This can be a challenge if you have a dog that barks a lot and live in particularly close quarters, but if you keep it to a minimum you may keep the neighbors appeased. Persuading everyone of how lovely your pup is should help them accept and maybe even grow to like him as much as you do. The happier, more exercised and more adequate your dog is for your apartment, hopefully, the calmer your pup will be! Dog owners who are thoughtful and understand that everyone isn’t going to love their dog as you do can certainly peacefully coexist with neighbors — even those who share a wall. If they adhere to the community rules and carefully monitor their dog’s behavior to ensure he’s not negatively affecting others. Dogs can live happily in apartment blocks, so long as they have enough exercise. So long as you are considerate of your neighbors by reducing noise, walking your dog, cleaning up after him, and making sure he never makes a mess inside (or on the side of) a building the happier your neighbors will be! Include pictures of you and your team, they’re unique to your company and you should show them off! It gives your staff a name and face so your clients know a bit about them before they meet them. I personally love it when companies include some information about their staff, I’ll read every one. It makes me feel as if I knew them and makes me like the company more. Even if your company is very small putting faces to the team makes your business more human. This trust will increase interest in your business. 5 Refresh it Just because you create the site once that doesn’t mean you’re done. You need to keep updating it with new pictures, new information, any new team members, and the properties that you manage. Keeping your website up to date shows that you’re dedicated to your business, that you put in the effort to communicate well with clients. It also makes people want to come back to see what’s new and interesting. If you post a lot on your website Google will love you more, and they’ll rank you higher in their results. So if someone searches ‘property manager CA’, you’ll be up there as a relevant result, you want to aim to be up in the top three results. Even if you’re a small company you can get there if you put in the time to show your website some TLC. Obviously, this isn’t an exhaustive list. Getting Ready for HOA Summer

Summer is almost here, and as the weather outside gets warmer, people want to spend more time outside and make home repairs. Get your HOA or condo board ready for the summer season with these tips so the whole community has fun-filled HOA summer. Summer Safety Checks During the summer people spend a lot of time outdoors. It’s not an HOA summer without grilling, swimming, outdoor games, backyard marshmallow cooking, and sunbathing. All of these changes in routine bring about safety concerns. Consider reminding residents about sun safety, pool safety, and grill safety as the weather gets warm. Re-post the document on Neigbrs and send out a notice to everyone. Check your amenities Memorial Day has come and gone so your pool is probably open, but if it’s not then make sure that it’s all ready to open to use in summer. The same is true of your community’s grill. Check that it’s working, and all clean, you should keep a fire extinguisher nearby in case a flame gets out of control. HVAC for a hot HOA summer Your air-con probably hasn’t been in use for a good six months or more, and it may have some issues. A faulty HVAC system can cause serious issues, so you need to take care of it. At the very least, you should replace the filters. It’s a good idea to get it properly inspected before the weather gets really hot and the residents want to use it. You should recommend residents do the same if they have HVAC in their houses to have a cool HOA summer. Roof or Property Repair As residents spend more time outside, they may notice that their rental unit needs property repairs or roof repairs. Each HOA has a set definition of what repairs must be paid for by the resident and which repairs are paid for by the HOA. Consider posting these rules as a reminder to residents who may be wondering about what is their responsibility, and what the HOA takes care of. Major repairs Summer is the perfect season to do any major work in your HOA, whether this is repaving the roads, painting the exteriors of the houses or community buildings. All repairs are easier when there’s less rain and more daylight. There’s still time to book in some summer repairs, but only if there’s enough in the reserve fund to justify the expense. Check-In With Maintenance Your maintenance department will likely be busy during the summer season. Consider checking in to see if they need any more supplies or staff before the summer season gets into full gear. If your maintenance department takes care of lawn mowing, pool cleanings, or other landscaping tasks- it’s important to check that all machines needed are running properly. Summer contracts Make sure that all your contracts for summer service, such as the pool, lawn mowing and/or fertilizing services, are up to date. Make the payments to ensure that all these service providers can be at your association at a moment’s notice if needed. You have to stay on top of all maintenance and sunny weather isn’t a reason to fall behind. Landscaping Hopefully, you read our spring checklist and have already done this, but if you haven’t then do it now. Take a look at your plants, shrubs, flowers, and trees and see if they’re happy and healthy. Have a look what needs replanting or replacing and call your gardener or landscape designer so that your lawns look fresh for your HOA summer. Update Rules for Outdoor Decoration With warm weather also comes lawn gnomes and growing grass. Be sure that your residents know the HOA regulations on gardens, lawns, and outdoor decoration. If there are complaints from neighbors, be sure the staff knows how to best address these concerns in a professional manner. Throw a party Get your HOA together to celebrate summer! If you’ve made some changes to the outside then have a picnic so anyone can appreciate it. It’s always fun to have a barbeque, or a craft afternoon to keep kids entertained.
