False information has been spread here. Silverada has not had a "rent" increase for years. The statement is nonsense. We have tried hold the line due to the economic times we are all facing, despite significant increases in costs to maintain the community. The park has only passed through to each resident increases in local utility fees out of the park's control-for sewer and water. Any complaints about those annual fee increases should be directed to the agencies who set them. We have have a very clean community and several residents who are upset with being asked to comply with park maintenance rules have made complaints here. This is unfortnate. We have two exercise areas at the park-one is ground level & the other in the clubhouse loft- a location was originally advised by a local finess expert who stated that climbing was a healthy activity. The clubhouse is used often for private social gatherings, meetings, park sponsored parties, card playing & memorials. ...read more

Ms. Springer is unfortunately upset because the park complies with Nevada State Codes and it has a sign posted by the pool stating "no solo swimming". She has been advised that the park did not make this rule up. It is a State of Nevada Administrative Code under section 444.276 and was established by the state to promote user safety. It is a regulation widely regarded as a basic swimming safety precaution throughout the US. While Ms. Springer apparently does not use the clubhouse often, it is used by others and the park also hosts parties for all residents several times a year-unlike most other parks. Is commercial real estate still a viable investment option? How low will values go? More than half way through the first quarter in 2009, those questions are just the tip of the iceberg that some investors and many speculators are asking themselves. With all the negative press regarding the overall economy, turmoil in the credit&mortgage; markets creating the lack of liquidity it’s easy to understand why. While all the news regarding the economy and the government bail outs are warranted and is unquestionably worth being informed on, commercial real estate fundamentals are still strong and has many advantages over other financial instruments like in stocks, bonds, and CD’s. While most investors and speculators are waiting on the sideline, experienced investors are being quite aggressive in the market place. Currently they see the next 18 months as a huge opportunity to purchase performing, underperforming or non-performing assets; some of those assets have the potential to be financed at historically low interest rates. In the marketplace I am currently seeing many quality assets performing at high yields, some even in primary markets like the New York City, Los Angeles, Dallas, Atlanta and Miami. Commercial Real Estate

For many commercial real estate investors now is an exceptional time to purchase more commercial real estate. Commercial real estate fundamentals are still strong, and interest rates are at all time lows. Depending on which sector of the market and local market conditions an investor prefers, commercial real estate is unquestionably still providing strong returns. Investors are looking for deals as many sellers, for various reasons, are probably going to have to put their assets for sale. The majority of my clients have instructed me to aggressively find assets to purchase as the stock market and other financial markets are in turmoil. While nobody doubts that obtaining financing is more difficult, capital is still available and is flowing. Clearly lenders have stepped up their underwriting standards, lowered LTV ratios, and have made a small increase to DCR.  Despite the tighter conditions to achieve financing, commercial real estate transactions are getting done. Being flexible geographically, on where to purchase commercial real estate enhances a portfolio. As for leasing, tenants are seeing themselves with many more options for their business. Landlords are finding themselves having to give concessions like rent and allowances for tenant improvements to attract new tenants or to keep existing tenants in their current space.
