What is a Short Sale?
A short sale is when the bank allows you sell your home for less than the amount you currently owe on the mortgage. A short sale can be an excellent solution for homeowners who owe more on their homes than they are worth and are facing foreclosure. In the past, it was rare for a bank or lender to accept a short sale. Today, however, due to drastic market changes, banks and lenders have become much more negotiable when it comes to these transactions, realizing than it can be better for everyone in the long run. Short sales are a generally a better option than a foreclosure and are less damaging to your credit score. Recent changes in corporate policy and the Obama administration have also improved the chances of getting a short sale approved. With the Mortgage Forgiveness Debt Relief Act, a homeowner who short sales their home will not have to pay taxes on any mortgage debt that is waived by the lender. Keep in mind, not all debt owed to the bank or lender is automatically forgiven! That is why it is extremely important to work with a Realtor, like myself, who is a Certified Distressed Property Expert (CDPE) in dealing with short sales.
