At that time, I filed a complaint with the state licensing board and today received notification that Ms. McCue had been reprimanded and would be taking continuing education courses. Denise McCue was hired by our lender to appraise our property. In doing so, she measured our home at 150 square feet than any prior appraisal in the home's 50 years - reducing our square footage by 10%! She refused to reevaluate the measurements citing "this is the formula I use". Her "formula" fits no standards or recommendations for appraisers and all of the comps she used contained measurements from the town assessor's office - therefore, she was not comparing our property based on the same formula as the comps.She did not look at our back yard/full paddock, yet referred to it as "unusable backlot with no value" in the appraisal.Finally, her comps were not comparable at all, using homes on busy state roads when other homes, in our neighborhood were available to use for accurate comparables.The result of her inaccurate measurements and failure to fully view the property was the inability to refinance our home. ...read more
